Tidy lots and an active community atmosphere
“The houses in Edgewood are not your run-of-the-mill neighborhood homes,” says J.T. Talley, Realtor with Hometown Realty. “They have a lot of character and quirkiness that you don’t frequently find.” Take a stroll through the leafy streets of Edgewood and you’ll see brick ranch homes, Cape Cods and colonials perched on tidily landscaped lots averaging a quarter acre. The neighborhood’s wide roads offer ample space for street parking, and some properties provide off-street parking behind the homes, accessible by well-maintained back alleys. “It’s got a really fun, neighborly feel,” Talley says. “You’ll see people out walking their dogs and talking to each other.” These homes range in price from $250,000 to $550,000, often depending on whether the house has been updated. “A lot of people are buying older homes and renovating them really nicely,” Talley says. “Inventory is low, and houses are not staying on the market very long.”

A strong athletics department at John Marshal High
Students can attend Frances W. McClenney Elementary School, which gets a C-minus from Niche. Thomas H. Henderson Middle School gets a C, and John Marshall High School gets a B-minus. All belong to the Richmond Public Schools district. John Marshall High has a strong athletics department, offering students year-round opportunities to participate in over a dozen sports, including basketball, football, track, cheerleading and tennis.

Get outdoors at North Central Park, a well-maintained triangular pocket park in the neighborhood featuring benches and mature trees. Toss a frisbee or spread out a picnic blanket for a nice afternoon lunch. For more outdoor activities, head to Battery Park, located at the intersection of Hawthorne Avenue and Overbrook Road. This park features 12 tennis courts as well as basketball courts and horseshoe pits. Kids can enjoy two playgrounds with slides, tire swings and a miniature rock-climbing wall. During the summer, cool off in the park’s free community pool and splash pad.
