A small residential pocket in southside Richmond
Well-built homes and convenience are staples of the friendly Fawnbrook neighborhood. About five miles south of the James River, Fawnbrook offers homebuyers a proximal location at a desirable price point. The simplicity of the neighborhood’s classic suburban streets and nearness to amenities are what draw buyers in. “Over here where your money goes a lot further, and you get a great neighborhood with great neighbors,” says Realtor Erin Melton of eXp Realty. Melton and her husband have sold homes in the Richmond area for nearly two decades. “Are your shopping centers as fancy as when you live in the West End or Midlothian? No. But if you’re willing to accept that, you can get a great house with great convenience.”

Well-built homes from the 1990s
Fawnbrook houses were built almost entirely in the 1990s or within the first few years of the 21st century. Housing styles include contemporary colonials, split levels and ranch-style homes that often feature about 1,500 to 2,000 square feet. Most homes sit on level lots, mostly a quarter acre in size. A few residents, especially those on Geneva Drive, have lots close to a half-acre with heavily wooded backyards. Ranch styles and split levels with three bedrooms typically cost between $200,000 and $250,000, and colonials with four bedrooms cost between $250,000 and $350,000. “For this area, it is definitely the affordability and the convenience to the city that catch people’s eye,” Melton says. “People like the convenience of everything without paying the super-desirable-area prices.” About half of the community’s streets have sidewalks, but locals still enjoy strolls or bike rides where there are no sidewalks.
Kids attend Richmond Public Schools
Kids growing up in the area attend Richmond Public Schools, which received an overall C-plus on Niche. Students attend G.H. Reid Elementary School, which has a student-to-teacher ratio of 17-to-1 and an overall C-minus on Niche. Students advance to River City Middle School, which opened in the fall of 2020 and still needs to be graded by academic reviewers. Students advance to Huguenot High School to earn their degrees. The high school replaced its former school building, which stood for nearly 50 years, with state-of-the-art facilities that include a two-story media center, ceramics workshop and culinary arts space. Niche gave the high school an overall C.

Locals get fresh air and exercise at the sprawling, 53-acre Broad Rock Sports Complex on Warwick Road. With baseball fields, tennis and basketball courts and an open field, there’s plenty of space for kids and local athletes to run around and play games. Kids can also enjoy several climbing structures and swing sets. Locals also enjoy picnics or firing up one of the grills for an afternoon barbecue. Residents also frequent Stratton Park, about 4 miles away, for more outdoor excitement. The park features several multi-use sports fields and a connector trail. The Manchester YMCA is about 3 miles away, offering residents indoor recreation.

When hungry, locals head to El Gallo Pinto on Hull Street for authentic Costa Rican and Central American cuisine. The restaurant serves plates such as tierra y mar, pescado rojo, gorditas and tacos. The restaurant’s namesake dish, Gallo Pinto, is a mix of beans, rice, Lizano sauce and seasonings, typically served for breakfast. For a sweet treat, locals go down the street to Panadería El Globo, a Mexican bakery serving coffee, fresh-baked sweet bread and other pastries. Shoppers grab groceries at Food Lion on Hull Street or check out the local Latin Market, Mi Mais Mart, which features a wide selection of meats, including goat and oxtail, as well as fresh cheese and produce. For daily essentials, locals often swing by Family Dollar on Swanson Road.
Fawnbrook is easily accessible to other RIchmond neighborhoods via the Chippenham Parkway.
Hopping on Hull Street
Bordered to the south by Chippenham Parkway, Fawnbrook residents have quick and easy access to the greater Richmond area. Hull Street is another frequented route leading residents into Richmond. Travelers cross the Mayo Bridge to land in the heart of vibrant downtown Richmond, about 7 miles from Fawnbrook. The Richmond International Airport is about 15 miles away when locals need to catch a flight. Healthcare is provided at Chippenham Hospital, about 4 miles away.
