Cottages and Cape Cods, starting at $300k
Part of the appeal of this neighborhood is access to modest properties on lots that are speckled with trees. Jahnke isn’t tied up in the hecticness of city living, yet it’s not entirely suburban, either. “Once you cross Forest Hill Avenue, down into Jahnke, houses are a bit smaller and more affordable, comparatively,” says Maraghy. “You’re also going to see more condo buildings in the area soon, as part of the ongoing development.” Prices can range from $300,000 to $600,000 depending on square footage. For example, renovated three-bedroom midcentury cottages with 800 square feet of living space will go for $300,000. Midcentury four-bedroom Cape Cods, also with interior renovations but added features like a screened sun porch, will go for $400,000. The top of market is represented by the more occasional custom luxury home, like five-bedroom brick colonials with nearly 4,000 square feet of living space. Unlike the midcentury properties, these are from the 2010s.
Powhite Park offers interlinked trails
Powhite Park stretches across a vast portion of Jahnke’s north side. There are a few residential streets that peek into it, but for the most part it’s an undeveloped space marked by trails and a creek. Ideal for an immersive nature experience, the trails here lead past hardwood trees and wetland habitats. Walkers will see beavers, birds and deer. Forest Hill Park is a little over 2 miles east, and it features more trails that loop around a pond and the historic Holden Rhodes house built from granite. The area used to be a quarry.
Huguenot High has a modern face
Students can attend Southampton Elementary, which has a 15-to-1 student-teacher ratio, and earns a C-minus rating from Niche. Lucille Brown Middle earns the same, but has a smaller student-teacher ratio at 13-to-1. The school is decorated with an abstract mural created by local nonprofit Art 180, and features extracurriculars including the Capital One Coders Club, where kids learn how to make a website from scratch. Huguenot High received a major facelift in 2015 and includes a new 1,000-seat auditorium, STEM labs and a 3,500-seat stadium with artificial turf. The school earns a C from Niche.
Powhite Parkway leads downtown
Buses can be picked up along Jahnke Road, which then connect to Forest Hill Avenue. Riders can then choose to go west to Stony Point Shopping Center, or east to downtown Richmond via Manchester. There are also sidewalks along these two routes. Commuters appreciate the instant access to the Powhite Parkway and the Chippenham Parkway in the neighborhood’s northwestern corner, near the Chippenham Hospital. It’s about 7 miles to downtown Richmond. Drivers can also choose to take the Boulevard Bridge, which leads to Cary Street – a straight shot to downtown.
Casual eats and conveniences at Parkway Shopping Center
The Parkway Shopping Center on the east end is where residents can experience plenty of dining and shopping without leaving the neighborhood. Food Lion takes care of weekly groceries, while small convenience stores offer quick grabs before the morning commute. Several locally owned eateries present a range of casual options. Grills, pizza places and barbecue joints are some of the comfort food destinations here. The Treat Shop is a specialty stop with all sorts of pastries, ice creams and donuts stashed behind an unassuming storefront. More dining options are available just up the road at Forest Hill Avenue, including the Veil Brewing Company’s curated Mexican menu by Y Tu Mama and the always popular Little Nickel, which calls itself a tropical diner. O'Tooles Restaurant & Pub, which has been on Forest Hill Avenue since 1966, offers bar food, cocktails, live music and trivia nights.
