Pocoshock is a leafy Richmond suburb where you can find a home with a large yard for a comparatively affordable price. Located just off Hull Street Road on the city’s South Side, the community has quick access to Chippenham Parkway, making it easy to get around the area. Residents are close to a variety of restaurants, a community center and a park. With Downtown Richmond only 6 miles away, Pocoshock is a well-connected part of the city where you can get a little extra space.

What home styles and prices you’ll find in Pocoshock

Most of the housing in Pocoshock is ranch-style or Cape Cod homes with brick or vinyl exteriors. They tend to be on the smaller side, with an average layout of around 1,200 square feet, but spacious yards of around a third of an acre add outdoor living space and give the neighborhood a forested feel. Many homes have seen updates over the years, but you can still find fixer-uppers and even empty lots to build a new home. “There’s a whole lot of remodeling, renovating and new developments going on, so the area keeps improving. You can really get some bang for your buck over there,” says David Bencomo, a Realtor with Real Broker. The median home sale price is in the lower $200,000s, below Richmond’s overall median and that of nearby neighborhoods like Elkhardt, Worthington and Warwick. Prices generally range from the lower to upper $200,000s.

Easy access to major thoroughfares and the GRTC bus

Getting around the area is convenient by car or on the Greater Richmond Transit Company bus. Hull Street Road borders the neighborhood and leads 6 miles to Downtown Richmond, a drive that can take around 20 minutes, or you can hop on the nearby Chippenham Parkway and get there in 15 minutes. The bus ride downtown takes around 50 minutes.

Outdoor recreation and community amenities are close

If you’re looking to have some fun, Pocoshock is close to both the Broad Rock Sports Complex and the Southside Community Center. The sports complex has lighted baseball fields, pickleball courts and a playground. Southside Community Center has other amenities and services, such as:

  • A skate park
  • Free fitness classes
  • Classes for adults and kids on topics like dancing, cooking and gardening
  • An indoor and an outdoor playground
River recreation is around 4 miles away, where you can hike in the James River Park System, take a swim or launch a kayak.

Which Richmond schools serve the neighborhood

Families are served by the Richmond Public Schools district. Kids can start at G.H. Reid Elementary School, which is in the neighborhood and within walking distance for many families. Older kids can then attend River City Middle School and Huguenot High School. Students can also apply to the district’s magnet schools, such as Open High School, which earns an A-plus from Niche and emphasizes self-directed learning.

Dining and shopping on Hull Street Road and Midlothian Turnpike
