Homes in Raintree often have sloping front lawns with mature oaks, pines and maples on lots averaging a half-acre. Most properties have wide, paved driveways that fit multiple cars, while the wide streets offer ample space for additional parking. Stroll through the tree-lined streets of Raintree to view the stately Colonial Revival houses, with symmetrically placed windows and central front doors, dominating the neighborhood. Colonial Revival homes begin around $420,000 and reach $840,000. Other common home styles within the neighborhood include ranch-style and Cape Cods, with some split-level homes with vinyl siding for around $400,000. “Inventory is often low because the demand is so high,” Burke says. With a median price of $429,000, there are a few townhouses and condos scattered throughout the area. The neighborhood does have an HOA, although any further dues within the townhouses and condos are considered separate to the broader area.

High-ranking high school within the neighborhood
Children in Raintree can begin at Pemberton Elementary School for kindergarten through fifth grade. Pemberton receives a B from Niche. Students can then transition to Quioccasin Middle School, which receives a C-plus from Niche, for sixth through eighth grade. Mills E. Godwin High School is located within the neighborhood on Pump Road and is within walking distance for many homes. Receiving an A from Niche, Godwin High School is also home to the Todd Allen Phillips Center for Medical Sciences. To get into the program, students must apply and have fulfilled several requirements including two teacher recommendations and demonstrated interesting in pursuing a medical career.

One bus line and Interstate 64 to the north
Raintree has no public transportation within the neighborhood boundaries, but the end of bus route 79 is at the southern border of the neighborhood. The bus heads east closer to downtown Richmond and comes through about every 45 minutes. Raintree is a little over a mile away from Interstate 64, which begins in Chesapeake, Virginia before ending in Missouri to the west.
