Raintree attracts families and nature lovers
In the Richmond suburb of Raintree, trees, trails and large lots on quiet cul-de-sacs make you feel like you’re in the forest, even though you’re only a short drive away from some of Henrico’s busiest shopping areas. You can find colonial-style homes and Shed-style townhouses in subdivisions that are all part of the Raintree HOA. Deep Run Park, the Raintree Swim and Racquet Club, and Miles E. Godwin High School make this neighborhood especially attractive to families. Broad Street businesses, the Short Pump Town Center shopping mall and Interstate 64 are also nearby.
An equal mix of townhouses and single-family homes
Raintree offers an even balance of Shed-style townhouses built in the 1980s and colonial-style homes built in the 1970s and ‘80s. “It’s an established neighborhood with some unique houses,” says Jason Burke, who has been a Realtor since 2006 and is currently with Real Broker. Homes here are typically surrounded by trees, and detached houses often come on lots that are a third of an acre, providing space for driveways and big backyards.

How much you’ll pay for a home in Raintree
The median home sale price is in the lower $400,000s, higher than Richmond’s overall median but lower than the nearby neighborhoods of Crown Grant and John Rolfe. “Inventory is often low because the demand is so high,” Burke says. Townhouses typically range from the upper $200,000s to the lower $400,000s, while single-family homes range from the lower $400,000s to the lower $700,000s.
What fees and rules to expect from the HOA
Raintree has an HOA that maintains the neighborhood’s common spaces, including trails, street entrances and lighting. You’ll have to get approval from the HOA for all exterior changes to your house, such as replacing a fence or adding a shed. The HOA has an annual fee of around $180, and each subdivision may have its own monthly fees that can range from $15 to nearly $400.
Henrico County Public Schools serve the area
Kids here can attend Henrico County Public Schools, which gets high ratings. Elementary and middle school enrollment is usually address-based. Rising high schoolers can apply to career-focused specialty centers at any high school in the district, but with the highly rated Miles E. Godwin High School within walking distance, many might decide to go to school close to home.

Trails, a swimming pool and a big park are all nearby
There are trails throughout the neighborhood, including one that circles around Gregory’s Pond, making this a great area for runners and people who like to feel surrounded by nature. You can join the Raintree Swim and Racquet Club to use the neighborhood’s tennis courts, swimming pool and a fitness center. Nearby, Deep Run Park is a big attraction for the whole area. “You can actually walk from Raintree to Deep Run Park,” says Iris Hernandez, a Realtor with United Real Estate Richmond who’s sold homes in the area since 2014. The park has tons of amenities, including:
A castle-themed playground, complete with a dragon
A pump track for BMX or dirt jumper bikes
A recreation center with group exercise classes
Fields for cricket, soccer and football
A fitness trail with exercise equipment

Shopping centers and Short Pump Town Center are a short drive away
All your essentials are nearby. The Gayton Crossing Shopping Center, which has Kroger, Gold’s Gym and locally owned shops and restaurants, is just outside of the neighborhood. Here, Les Crêpes serves sweet or savory crepes, and DeLuca Gelato is a favorite for sweet treats. Broad Street isn’t far, where you can shop at Costco, Trader Joe’s and Target and eat at places like Cheng Du, a locally owned Chinese restaurant, or Tazza Kitchen, which serves wood-fired pizza. Short Pump Town Center, an outdoor mall with over 120 stores and restaurants, is also nearby.

A 20-minute commute downtown and a 10-minute drive to Short Pump
From Raintree, you can get to Interstate 64 in around five minutes. Downtown Richmond is 20 minutes away via Interstates 64 and 95, but the drive can take a little longer during rush hour traffic. Short Pump is around 10 minutes away via Pump Road and Broad Street.
