Shockoe Slip: A historic part of Richmond with youthful energy

Historic brick buildings line the cobblestone streets of Shockoe Slip, a Richmond neighborhood where old meets new. Located next to Downtown Richmond, Shockoe Slip was once the hub of the city's cotton and tobacco trade, but now it attracts young professionals for its nightlife, walkability and proximity to downtown employers. Most of its residents rent loft apartments in converted warehouses, and you can also find historic condos atop locally owned businesses and modern condo towers overlooking the James River.

Historic charm and new amenities in condos and loft apartments

Most of Shockoe Slip’s residents rent loft apartments in converted mid-rise historic buildings. “There are some lovely historic buildings down there that have been renovated,” say Patricia & Robert Barton, who both work with Joyner Fine Properties. Patricia is an associate broker, and Robert is a Realtor. “Some of them are really neat because they have the exposed brick and wooden beams.” If you’re looking to buy, you can find a variety of condos. Most are in the Vistas on the James high-rise complex, which was built in 2006 and offers units with balconies overlooking the James River or downtown. You can also find condos above some of the area’s businesses. These are often in older buildings with historic exteriors and remodeled interiors. “Shockoe Slip has a cool, historic vibe,” says Anne Soffee, Realtor with Small & Associates. “You’ve got cobblestone streets, very historic buildings and the Canal Walk. There’s definitely an aura of Old Richmond charm.”

How much it costs to live in Shockoe Slip

The median home sale price in Shockoe Slip is in the lower $300,000s, below Richmond’s overall median and that of Manchester, but around the same as the median in Downtown Richmond and above that of Shockoe Bottom. Condos here generally range from the mid-$200,000s to the upper $500,000s, but large or luxurious units can go for more. Most also require you to pay monthly HOA fees.

Expect parking headaches if you rent

Some apartment complexes do not come with parking, while others charge an additional monthly fee to park in the building’s garage. You can also pay a monthly fee to park in privately owned garages or surface lots around the area. Most street parking is metered during the workday and on Saturday mornings, and it can be tough to find a spot. Expect to park a few blocks from home if you rely on street parking. Most condos include off-street parking.

How easy it is to live car-free near downtown employers

The good news about those parking woes is that it’s possible to live in Shockoe Slip without a car. You’re within walking distance of big employers, including:

  • City, state and federal courthouses, as well as some of the city’s largest law firms
  • Richmond City Hall
  • The Virginia State Capitol and state government offices
  • Virginia Commonwealth University’s medical campus and main hospital
  • The Federal Reserve Bank of Richmond and other financial institutions
You’re also near restaurants, entertainment and a Farm Fresh grocery store. If you need to do some retail shopping at Willow Lawn, you can hop on the free Greater Richmond Transit Company’s Pulse bus rapid transit line at Main Street Station.

Bars, restaurants and late nights keep the area buzzing

Shockoe Slip’s vibrant nightlife and restaurant scenes are a big draw for the neighborhood and keep it lively until the early hours of the morning. Some of the area’s popular hangouts include:

  • Siné Irish Pub, which serves classic Irish fare and has a large patio that fills up on weekend nights
  • The Tobacco Company, which has two spaces: an upscale restaurant and a nightclub
  • Southern Railway Taphouse, which has several bar areas, an arcade and an outdoor patio
Shockoe Bottom nearby has even more restaurants and nightclubs within walking distance. It’s also home to the 17th Street Market, an event space that hosts festivals and the regular Richmond Night Market.

How residents enjoy the James River and Canal Walk

Being close to James River recreation is another draw for the neighborhood. The Canal Walk is a path that runs near the river, providing access to Brown’s Island, a public park and the site of some of the city’s most popular events. The T. Tyler Potterfield Memorial Bridge is a well-traveled pedestrian bridge over the water, linking Brown’s Island to Manchester. Next to the bridge is a kayak launch point, allowing kayakers to ride the Class III whitewater that flows through downtown. You can also access Belle Isle from here, an island in the river where people go to swim and hang out on the rocks. If you follow the Canal Walk in the other direction, it links up with the Virginia Capital Trail, a bike path that stretches 50 miles from Richmond to Jamestown.
