Manchester is an evolving part of South Side Richmond

Manchester is a fast-growing neighborhood in Richmond ’s South Side, with an upward trajectory that’s evident in the cranes and new apartment buildings changing its skyline. Located just across the James River from Downtown Richmond, residents are within walking distance of riverside parks, locally owned restaurants and downtown offices. The neighborhood has a historic, industrial feel, where you’ll find loft apartments in converted warehouses and pockets of classic architecture, and it’s also a hotspot for newly built townhouses and condos.

If you’re looking to buy in Manchester, you’ll find a mix of condos, single-family homes, townhouses and duplexes that span architectural eras. Single-family home styles include early-1900s American Foursquare and Italianate designs, as well as 2010s modern builds. Townhouses are mostly newer construction, and condos and duplexes are a mix of new builds and remodeled older properties. Matthew Barlow, a lifelong Richmond resident and a Realtor with Real Broker, says the area is particularly popular among investors. “They'll buy a duplex, rent out one floor and then live on the other,” he says. Most of Manchester’s residents rent apartments in duplexes, converted warehouses or newly built mid- and high-rise complexes that can have views of the city skyline.

What home prices you’re likely to find in Manchester

The median home sale price in Manchester is in the mid-$400,000s, above Richmond’s overall median and that of the nearby neighborhoods Swansboro and Blackwell, but below that of Woodland Heights and Forest Hill. You can typically find:

  • Condos from the lower $200,000s to the lower $400,000s
  • Single-family homes from the lower $200,000s to the upper $400,000s
  • New construction townhouses from the mid-$400,000s to the upper $900,000s

Manchester is within walking distance of many locally owned restaurants. “Richmond's just such a big foodie town,” Barlow says. “Croaker’s Spot is a great restaurant there, and they're consistently adding restaurants and coffee shops.” Croaker’s Spot is known for its Southern soul food, particularly its seafood and cornbread. Café Zata, which serves coffee and sandwiches, and Pig and Brew, a barbecue joint, are other Manchester staples. While most of Manchester’s city views are from the area’s apartments and condos, you can admire the skyline from the patio at Legend Brewing Co., Richmond’s oldest continuously operating craft brewery. Grocery options are limited to convenience stores and Stella’s Grocery, a gourmet market, so many choose to shop at Farm Fresh in Shockoe Bottom or head to Stratford Hills for Food Lion and Publix.

Trails, parks and river access draw people to the area

Being close to the James River is a big draw for Manchester's residents, and there are several places nearby for you to view or access the water. These include:

  • The T. Tyler Potterfield Memorial Bridge, a pedestrian bridge over the water
  • Brown’s Island, a park that hosts popular events like the Richmond Folk Festival and Friday Cheers
  • The Manchester Floodwall Walk, a trail along the floodwall that offers skyline and river views
  • The Buttermilk Trail, a forested trail that follows the river’s south side
  • Belle Isle, an island park with trails and plenty of places to hang out on the river rocks

Commuting downtown by car, bike, bus or on foot

Commuting around the city from Manchester is easy, thanks to quick access to the Lee, Manchester and Mayo bridges and an Interstate 95 on ramp. Downtown Richmond is only about a mile away, and Virginia Commonwealth University’s Monroe Park campus is roughly 3 miles away. VCU’s medical campus, called MCV after the former Medical College of Virginia, is 2 miles away. Driving to these places takes around 10 minutes, and you can also bike, walk or take the Greater Richmond Transit Company bus there.

Public school options from elementary through high school

The Richmond Public Schools district serves the neighborhood, offering mostly address-based enrollment and application-based magnet and specialty schools. Kids might start at Blackwell Elementary School or apply to Patrick Henry School of Science and Arts. Older kids can go to Dogwood Middle School in The Fan and Armstrong High School in Fairfield or they can apply to specialty schools like the highly rated Open High School in Oregon Hill.

A dense, urban neighborhood attracting creatives and professionals

Manchester comprises a mix of historic homes and former industrial areas, which give it a dense, city-like feel, and the development of the area continues to add new apartments, businesses and housing. “It’s one of the biggest up-and-coming areas in Richmond,” Barlow says. I've seen a lot of transitions down there and love what they're doing with the use of the warehouses and then building new buildings.” The area is popular among young professionals who want to be close to downtown, and artists are attracted to the area for access to creative spaces like Art Works and Studio Two Three.
