Living on Richmond's South Side
On the southern banks of the James River, Southampton is a forested community of single-family homes. “It’s a quiet neighborhood, but it still has a friendly feel,” says Malinda Phelps, a lifelong Richmond area resident and Realtor at Long & Foster Real Estate. “It offers a great balance of privacy, community and proximity to downtown.” Neighbors know each other; in the summer, kids join the swim team and parents lounge by the neighborhood pool. This South Side community is just across the Huguenot Bridge from what Richmonders call the "Near West End," giving residents access to amenities closer to downtown. But on this side of the river, Stony Point Fashion Park offers upscale retail, Riverside Drive leads to waterfront parks and local restaurants are 10 minutes away.

1950s and 60s single-family homes
In Southampton, residential roads are narrow and winding; on some, only one car can drive at a time. Large tree branches bend over grassy lawns, and ivy invades roadsides. Single-family homes from the 1950s and 60s sit on manicured lots and encompass a range of styles. Many properties feature updated interiors. Potential homebuyers can find a single-story Cape Cod or ranch-style home for between $400,000 and $600,000, depending on age and condition. Four-bedroom Colonial Revival, split-level and new builds range in price from about $500,000 to $1 million, depending on the size, age and condition.

Summers at Southampton Recreation Association and Huguenot Flatwater
The Southampton Recreation Association is a popular spot in the summertime, hosting the neighborhood’s outdoor pool, swim team, community clubhouse and tennis courts. Members pay a yearly rate and a one-time initiation fee to join the private association. For a scenic and secluded outdoor experience, Southampton’s Riverside Drive contours the James River. Large rocks and mature oak trees line this lush, low-lying thoroughfare, where many locals commute to work or take daily walks and runs. It leads to Huguenot Flatwater, a wooded trail system by the river. As the name suggests, the water is calm in this park, contrasting with the rapids found closer to downtown. Instead of whitewater rafting, people kayak and paddleboard here, or just hang out by the water on warm days. Larus Park is just east of Southampton, though many Richmond residents don’t even know that it’s there because of its inconspicuous location. Split by Chippenham Parkway, the park spans 106 acres, and those who wander wooded walking trails often hear passing cars in the distance.

Residents will find a Trader Joe’s grocery store, Gelati Celesti Ice Cream and a few restaurants in the Stony Point Shopping Center. Nearby, on Buford Road, is the second location of a Richmond institution, Joe’s Inn. This casual restaurant is known for its giant pasta platters, dishing up large portions of Spaghetti a la Joe and all-day breakfast to its many regulars. Buford Road hosts several other chain and local eateries, like Genova’s Pizza Station, Cathay Gourmet Chinese Restaurant and Coco + Hazel. The road leads to Midlothian Turnpike, a major thoroughfare on the South Side. The Southampton neighborhood is also near Stony Point Fashion Park, an upscale outdoor mall anchored by Dillard’s and Saks Fifth Avenue. For medical services, Chippenham Hospital is about 5 miles south.

Crime is pretty bad. Don't watch the news. We're not on the most dangerous cities list, but there is a significant crime rate, especially as you get closer to the fan and some of the lower income areas--just as anywhere else in the world. It's not a huge deal overall, but the schools are not safe and that's what scares me the most.
