A taste of the country and the city
Though taking its name from an old plantation, the rustic community of Varina has seen a recent explosion of development. Part of Varina’s appeal is its proximity to downtown Richmond and comparative spaciousness. “Varina’s a bit more rural though it’s still close to the city,” says former resident Kammy Hall Nelson, a Realtor with Cr8tive Realty who has been selling homes in the area for 10 years. “You have a lot of elbow room here so you’re not right next to each other like in the city.” Residents can stretch their legs out on the 50-mile Virginia Capital Trail for a run or play recreational baseball at Dorey Park. When they’re ready to visit Richmond, the drive might be as short as 15 minutes or less. Living options are varied, from mid-century ranch-style homes starting at $250,000 to larger builds nearing $500,000 to empty lots ready to be developed.
A small town with a lot of living options
Houses in Varina are often arranged into neat rows along quiet roads and cul-de-sacs. Subdivisions are separated by farmland and forests. “You have a high variety of houses in Varina,” Nelson says. “You have townhouse communities, and you have single-family homes, but not just in the lower price range. It goes all the way up to half a million dollars.” Houses range from mid-century Cape Cod and ranch-style homes to 21st century New Traditional designs. Three-to-four-bedroom homes with a square footage of 1,500 or so fall between $250,000 to $350,000. For 2,500 square feet of space, homebuyers are looking at $450,000. Three-bedroom townhouses sell for just under $300,000. And if none of these options appeal, builders can start fresh. “A lot of people have purchased land and made new constructions,” Nelson says. Quarter acre lots in subdivisions tend to sell for around $45,000.

Henrico Schools and the Center for Communications
Varina students can attend classes at Henrico County Public Schools. A few primary schools can be found in the community such as Mehfoud Elementary School, for Pre-K through 2nd grade students, and Varina Elementary School, for grades 3 through 5. Kids can than move up to John Rolfe Middle School and Varina High School. Varina Elementary and Varina High hold C ratings from Niche, while John Rolfe Middle and Mehfoud Elementary have earned a C-minus and B-minus, respectively. The Varina High Center for Communications prepares students for careers pertaining to broadcasting, journalism, graphic design and more. Students get to design newsletters, visit television studios and participate in other activities to cultivate their communication and media skills.

Getting around RVA area with ease
Highways cut through Varina such as Interstate 295 and state routes 5 and 895, enabling easy travel around Richmond. Depending on where residents live, downtown and the Richmond International Airport can be reached in a 15-minute drive or less.
Shopping in Montrose and dining by the James River
A Food Lion is centrally located in Varina off State Route 5. Residents can also visit Laburnum Square and White Oak Village in neighboring Montrose for big-box stores like Publix and Lowe’s. The Original Ronnie’s BBQ is a locally owned restaurant that specializes in smoked meats, a sampler box offering a taste of everything. For a seafood dinner beside the James River, locals love eating at the Lilly Pad, which features live music on Saturday nights and Salsa dancing on Thursdays. And even if their parking lot is full, it’s not a problem for some residents thanks to the neighboring Kingsland Marina. “People will put their boats in private slips at the marina and then come in for dinner,” Nelson says.

Sprawling green spaces in Varina
Dorey Park is Henrico County’s largest park, spanning 400-plus acres. The park’s myriad amenities include equestrian trails, an 18-hole disc golf course, a dog park, a fishing lake and more. Recreation sports are very popular, and teams will play on Dorey Park’s baseball diamonds and football fields. The Virginia Capital Trail runs through Varina alongside Virginia State Route 5. Spanning 50 miles, this paved trail is popular among cyclists and walkers alike, connecting Richmond to Virginia’s first capital, Jamestown.

Fun, kid-friendly events at Dorey Park
Dorey Park hosts the community’s summer farmer’s market and events like the Kite Festival. “The park has other events for kids like making tie-dye shirts or fishing classes,” Nelson says. The recently constructed Varina Library also teems with events from story times for children to courses on shooting videos.
