Varina offers rural vibes and outdoor recreation near downtown
Just outside of Richmond's city limits is Varina, a growing community that still feels rural despite being only 20 minutes from downtown. Buyers can find a variety of home styles here, including spacious multiacre properties and new builds. Varina is home to lots of outdoor recreation, including the James River, the Virginia Capital Trail and Dorey Park, the largest park in Henrico. The Lilly Pad and The Original Ronnie’s BBQ are local hangouts.

Homes in Varina include farmhouses on several acres, 1950s ranch-style homes in established neighborhoods and new construction builds in suburban-style subdivisions. “We have homes that were built in the 1700s all the way up to yesterday,” says Stokes McCune, who lives in Varina and is a real estate agent with Hometown Realty. Older homes often sit on at least an acre. McCune says you can also find properties overlooking the James River, and townhouses are also available.

A rural area on the edge of the city
Most of Varina has a rural feel, but proximity to the city attracts a variety of residents. “You're out in a rural community and see a lot of farms, and then in minutes you can be downtown and doing whatever you need to do,” says McCune, whose family has lived on the same Varina farm since the early 1700s. “I like the community, and I like the people. There it’s a lot of diversity, all kinds of different types of people. It’s just beautiful.”
Commute to downtown in around 20 minutes
Depending on where you live, a commute to Downtown Richmond can take around 20 minutes via state Route 5, but the drive can take up to 30 minutes during rush hour. Interstate 295 is nearby, and Interstate 95 is a roughly 10-minute drive away via state Route 895, which is a toll road. The Richmond International Airport is around 10 minutes away.
From James River boating to library story time, there’s plenty to do
Varina is full of things to do, including:
Boating on the James River, with public access at Osborne Park and Boat Landing
Biking the Virginia Capital Trail, an over 50-mile paved path that spans from Richmond to Jamestown

Where to go for restaurants and essentials
For grocery shopping and other errands, McCune says most people head to the White Oak Village shopping center in Montrose, about 15 minutes away. For dining, he says many go to Richmond neighborhoods like Church Hill and Union Hill, which are known for their upscale and trendy restaurants. There are also a few restaurants closer to home, like The Original Ronnie’s BBQ, a family-owned counter-serve restaurant serving smoked meats and Southern sides, and The Lilly Pad, a riverfront restaurant with extensive patio seating where you can watch boats enter and leave the marina next door.
