One of New Mexico's largest master-planned communities

Cabezon is a large master-planned community in Rio Rancho, 18 miles northwest of downtown Albuquerque. Sometimes called the City of Vision, Rio Rancho started as an extensive land development in the 1960s and is now one of the biggest cities in the state. Cabezon was originally developed in the early 2000s. Some of the newest construction — 2020s homes — are in the northeast section. Cabezon differs from smaller standalone subdivisions in that it has many individual communities sharing amenities like parks, a community center and a trail system.

Southwestern style and Pueblo-influenced homes in Cabezon

Features of Cabezon's Southwestern-style homes vary. Spanish influences include tile roofing, stucco walls, archways and covered patios. Pueblo-style elements include kiva fireplaces and vigas, which are exposed wooden beams. Some homes have custom touches like solar panels, decorative stonework and outdoor fountains. Driveways and garages are standard. Homeowners associations serve many, but not all, areas of Cabezon.Cabezon's single-family homes are about 2,000 to 4,000 square feet. Prices range from the high $300,000s to the low $600,000s. Arbolera de Cabezon and Arbolera de Este are on the high end, price-wise. Corazon stands out as a gated community. The other gated community is Astanté Villas, which has townhomes. "It's one of the most desirable neighborhoods," says Leigh-Jo Anzures, a qualifying broker with Syan Real Estate. "When one goes on the market, they go quick. I get calls from people only interested in the Astanté Villas." Townhouses range from about 1,000 square feet to 2,500 square feet. They sell from the mid-$200,000s to the high-$300,000s.

Cabezon Park has a community center, programs and events

Cabezon has a variety of community parks with open green spaces, picnicking areas and walking trails. Cabezon Park, the largest, also offers playgrounds, a seasonal swimming pool and an athletic field. The park hosts various community events, including an Independence Day celebration, the Shop Local Market and Movies Under the Stars, a summertime film series. The first annual Dia de los Perros Pet Festival & Adopt-A-Thon, featuring a pet parade and costume contest, was held in November 2024. At the park, there's the Cabezon Community Center, which has group activities, children's programs and events. A Park Above, with New Mexico's first fully inclusive and accessible playground, was designed to encourage social interaction. It also has a seasonal splash pad, a labyrinth walking path, an amphitheater and a dog park.

Retail and dining on Unser and Southern boulevards

Some of the closest places to eat include Dion's Pizza and a Denny's on Unser Boulevard. To the north, where Unser Boulevard Southeast and Southern Boulevard Southeast meet, there are chain and fast-food restaurants. Rio Rancho Premiere 14 is a first-run movie theater. East on Southern Boulevard is Dagmar's Specialities, a locally owned bakery known for German cuisine."The area, in general, is growing really fast; they are getting a new grocery store and a lot of restaurants," Anzures says. As of early 2025, construction hadn't been completed on this new retail development. Plans for The Village at Cabezon include Albertsons Market Street and food court Margarita Hill at Petroglyph Medical Plaza.Walmart Neighborhood Market and a Smith's grocery store are to the east, close to state Route 528. Cottonwood Mall, one of the state's largest shopping destinations, is about 4 miles southeast of Cabezon.

Highly ranked public schools in the Rio Rancho district

Martin Luther King Jr. Elementary School earns an A grade from Niche, which also ranks it as the No. 1 best public elementary school in Sandoval County. The S.A.F.E. (Students Achieving for Excellence) before- and after-school program is available. Lincoln Middle School also has an A grade, and Rio Rancho High School receives an A-minus. Other options include RioTech for skilled trades; Independence High School, a small alternative school; and the online school Rio Rancho Cyber Academy, which serves middle and high school students.

One of the closest higher education establishments is the Southwestern Indian Polytechnic Institute, about 6 miles away. The University of New Mexico and Central New Mexico Community College are within an 18-mile drive.

Community celebrations and the Rio Rancho Event Center

Annual Rio Rancho events include the Park 'N the Park Car Show in April and a Fall Festival. The Rio Rancho Events Center is a 7,000-seat venue used for concerts, conferences, sporting events, cultural programs and more. The center is also home to the New Mexico Runners Major Arena Soccer League team and the Duke City Gladiators Indoor Football League team. The annual International Balloon Fiesta is Albuquerque's biggest event, bringing hundreds of hot-air balloons and about 80,000 people to the area. It's held in October at Balloon Fiesta Park, which is about 8 miles from Cabezon.

Most drive, though free Dial-a-Ride service is available

Cabezon is walkable, with sidewalks, though most people drive to destinations outside the development. SR-528 is on the east. Some of Rio Rancho's major roads include bike lanes. The Commuter 251 Dial-a-Ride provides free public transport by reservation. Destinations include Los Ranchos/Journal Center Rail Runner Station, the Northwest Transit Center and Intel, one of the area's biggest employers. Other area employers include the Sandoval Regional Medical Center, the Presbyterian Rust Medical Center and HP. Albuquerque International Sunport serves the region and is roughly 22 miles from Cabezon.
