A modern community surrounding a former golf course
The swaths of open land threaded between the subdivisions in Panorama Heights are visible marks of the neighborhood’s history. “Panorama Heights is an old golf course community,” says Realtor Justin Tate with EXP Realty, who is an area resident of 12 years. “There was a country club there, but the clubhouse burned down in 2011 or 2012. It fell into disrepair for a while, which is the reason there’s so much open space weaving between the subdivisions. That all used to be the fairways.” The eastern side of this neighborhood is bordered by a major area thruway, allowing quicker access to downtown Albuquerque and Rio Rancho proper. It is a newer community than its western sister, but the two share many of the same proximity to amenities. “It’s always been sort of a neglected part of the Albuquerque metro area,” Tate explains. “But it’s a neighborhood that is very progressive, always trying to think of master-planning. And I think residents really appreciate that.”

Ranch-style homes and Modern mansions with stucco exteriors
The rolling residential streets of Panorama Heights East are lined with desert shrubbery, tall shade trees and modern new-build homes. “East is a much newer community than the west side,” Tate says. “Most of the homes there were built between the mid-90s and early 2000s, so you’ll find many more Modern Traditional builds than you will in the older West side. There’s less brick siding and more stucco.” In addition to Modern Traditional homes with Pueblo features, prospective owners can choose from sprawling stucco ranch-style houses and the occasional split-level. Prices can range from around $290,000 to almost $600,000 depending on square footage, build year and the number of bedrooms.

Rio Rancho Middle is a top rated county school
Children in Panorama Heights East are zoned to attend Rio Rancho Elementary School, which receives an overall A-minus from Niche. Rio Rancho Middle scores an A and is ranked as the No. 2 Best Public Middle School in Sandoval County. Rio Rancho High, the closest public high school, also earns an A-minus. Alternative options include the Rio Rancho Cyber Academy across Pat D’Arco Highway, focusing on a blended learning curriculum for grades 6 through 12.

Joe's Pasta House inspires customer loyalty
The shopping centers along Pat D’Arco Highway are home to the closest grocery and big-box stores, including the local Smith’s, a Walmart Neighborhood Market and Natural Grocers. At Country Club Center, the strip mall on the south side of the community, residents can pick up breakfast and coffee at The Bagel Deli & Bakery, grab lunch at Pho Bar or meet up with friends after work at Brew Lab 101, a beer garden and brew house with weekly live music. “By far the most popular restaurant in that area is Joe’s Pasta House,” Tate says. “Rio Rancho is not exactly known for its Italian cuisine, but there is a large New York ex-pat community here that is very loyal to Joe’s. At one point, the original owner was planning on shutting it down, but a long-time customer stepped in and took over, and it’s still going strong today.”

Pathways beneath the trees at Veteran's Memorial Park
Veteran’s Memorial Park, located next to the Esther Bone Memorial Library, is a small green space on the edge of the neighborhood that features a pathway through a drought-resistant garden. The nearby Rio Rancho Sports Complex is among the city’s largest parks, boasting no less than seven baseball diamonds, three multi-purpose athletic fields and a pair of tennis courts. The Rio Rancho Aquatic Center, open year-round, offers lap pools, aquacise groups and a variety of fitness classes, including cycling and yoga. Just up the road, the McDermott Athletic Center is home to an ice rink, an indoor basketball court, several batting cages and a CrossFit gym. Just south of the neighborhood, the Cabezon Park and Community Center offers an open green space and an outdoor swimming pool.

Comedy, concerts and soccer in Rio Rancho
The Rio Rancho Events Center, just north of the neighborhood, hosts concerts, stand-up comedy and professional indoor soccer games year-round. Locals can catch the latest blockbusters at the Rio Rancho Premiere 14 movie theater. Across the Rio Grande in Albuquerque, residents can browse the galleries and museums in Old Town or catch the International Balloon Fiesta, an annual 9-day event featuring drone shows, chainsaw carving exhibitions and even skydiving.
New Mexico Highway 528 crosses the Rio Grande to Albuquerque
Pat D’Arco Highway frames the neighborhood's east end, connecting the community to downtown Rio Rancho and across the Rio Grande to nearby Albuquerque. This highway is also the quickest way to reach Interstate 25, the major north-south throughway for the area, which grants access to Santa Fe.
