A suburban community amongst sandy former fairways

Panorama Heights is a pair of subdivisions threaded through by patches of open space that serve as physical reminders of the neighborhood's founding. “Panorama Heights is an old golf course community,” says Justin Tate, Realtor with EXP Realty and area resident of 12 years. “The country club clubhouse burned down in 2011 or 2012, and the area fell into disrepair for a while. That’s the reason there’s so much open space weaving between the subdivisions. It all used to be the fairways.” The westernmost of these subdivisions is older, built mostly in the 1980s and featuring brick homes surrounding small green pocket parks. As it is within a short drive of both Rio Rancho proper and nearby Albuquerque, residents can enjoy all both cities have to offer from a comfortable suburban perch.

Brick cottages and ranch-style homes looking out on open landscapes

The neighborhood streets are lined with drought-resistant trees and desert shrubs, providing splashes of green amid the sand. Home styles include squat brick cottages, ranch-style houses and a few two-story Modern Traditional homes with Southwestern Pueblo-inspired features. “Most of Panorama Heights West was built in the 1980s, so ranch-style homes are the most common,” Tate says. “They also tend to come at a lower price point than the newer side of the community to the east because of that.” Single-family homes can cost between $240,000 and $440,000, depending on factors like square footage, the number of bedrooms and the build year. Prospective owners should be sure to ask about drainage systems. “At one point, the homes there were all well and septic. That changed at one point when the city came through and offered to hook them up to the sewer system,” Tate explains. “Every owner was allowed to vote yes or no, so there are some who elected not to have city sewer. There weren’t many, but some buyers will still find out that there’s a septic tank buried on the lot every now and then.”

Rio Rancho Cyber Academy offers a blended learning program

Panorama Heights West is zoned for Martin Luther King, Jr. Elementary School, which receives an overall A from Niche. Lincoln Middle, located within walking distance of most neighborhood homes, also scores an A. Students finish at Rio Rancho High in Loma, Colorado, which earns an A-minus and provided the exterior shots of Walter White’s workplace in the television series Breaking Bad. Those who prefer a blended learning environment can enroll at Rio Rancho Cyber Academy, which serves students from grades 6 through 12.

Snead Park, in the center of the community, offers a small playground and an open green space for picnicking and frisbee games. Major thruways connect Panorama Heights to Albuquerque

Southern Boulevard is the main thoroughfare, framing the neighborhood to the south and connecting it east to New Mexico Route 528, also known as Pat D’Arco Highway.
