Late-century homes around River’s Edge come in a variety of styles
The River’s Edge area includes multiple subdivisions. The namesake River’s Edge I, River’s Edge II and River’s Edge III developments feature home styles varying form Mediterranean to Southwest, built in the late 1980s and early 1990s. Los Rios has Pueblo- and new traditional style homes constructed in the 1990s and 2000s. The Mediterranean-style houses in Estancias at Santiago are a bit newer, while Bosque Encantado and Bosque del Rio Grande offer gated environments. Most homes around this area sell for $250,000 to $780,000 based on square footage. Some properties over 3,000 square feet top $1 million.Rio Rancho schools are one of the draws to the area
The Rio Rancho Public Schools system is a big reason some people want to live in this city just outside Albuquerque. The district maintains an A grade on Niche. Dodson credits student-centered teaching and consistency among district leadership. “We don’t have a high turnover in the administration,” Dodson says. Students in River’s Edge may attend either Sandia Vista or Enchanted Hills for kindergarten through fifth grade, based on where they live. Both schools have A-minus grades. The A-rated Mountain View and Rio Rancho middle schools offer their own sports teams, from football to track. V. Sue Cleveland High carries an A-minus grade and has dedicated classes on topics including robotics and law enforcement.A northern section of River's Edge, including Estancias at Santiago, Bosque Encantado and Bosque del Rio Grande, falls within the C-rated Bernalillo Public Schools system. W.D. Carroll Elementary carries a B grade and includes kindergarten through third grade, while the C-rated Bernalillo Elementary covers grades 4 through 6. Both elementaries have dual language programs in Spanish and English. Spartan Learning Academy gets a C-minus grade and offers extracurricular opportunities including boys and girls basketball teams. The C-plus-rated Bernalillo High has a dedicated medical sciences program.
Proximity to I-25 makes commutes out of town more convenient
River’s Edge residents are about 6 miles from Interstate 25, which directly connects to Santa Fe, New Mexico’s capital, 50 miles away. It’s very common for people in this area to commute to Santa Fe for work, Dodson says. Neighboring Albuquerque is accessible on I-25 as well, and Albuquerque International Sunport airport is 25 miles away.Playgrounds and hiking are within quick reach
Many in the area are close enough to walk to Rio Vista Park, a 3-acre green space within River’s Edge II. Rio Vista features a playground, a dog park and a skate park. The 3-acre Trailhead Park has a playground and is accessible via the North Beach Bosque and Bosque trails behind the homes in River’s Edge I. The Rio Rancho Bosque Preserve unfurls between Rio Vista and Trailhead parks. It features trails that take visitors to areas by the Rio Grande River, including Trailhead Beach and Siphon Beach. “There are a lot of cyclists along there, just because the trail does go for quite a few miles,” Dodson says.Pat D’Arco Highway places residents within a couple miles of amenities
The main road that runs just beyond the neighborhood streets in River’s Edge is Pat D’Arco Highway. Also known as New Mexico State Road 528, Pat D’Arco Highway takes locals to a cluster of big-box stores and restaurants around where it intersects with Enchanted Hills Boulevard, 3 miles from the community. Walmart Supercenter, Albertsons and Sprouts Farmers Market are among the area stores. The Plaza at Enchanted Hills, across from Albertsons, includes Turtle Mountain North, one of two Turtle Mountain Brewing Company locations. The Block in The Plaza at Enchanted Hills is a food-court-style option with multiple vendors. “There’s lots of variety,” Dodson says. “From crepes to pizza to Hawaiian barbecue.” The plaza also includes The Hub, a community center with a public library, pickleball courts and art classes. River's Edge has a CAP Index Crime Score of 1 out of 10, which is markedly lower than the national average of 4.Whether cars or pets, Rio Rancho events cover many interests
Community events in the city include Park 'N the Park, a long-running annual car show at Campus Park in April. Campus Park is the site of a Fourth of July celebration, too, complete with fireworks.
