Tampico is a sparsely populated community in northern Rio Rancho, where homes are scattered across a sandy desert terrain. “There’s a lot of space out here. The city doesn’t feel real tight and close, as opposed to Albuquerque, which is a little busier and has a little more traffic,” says Joy Wasson, a qualifying broker with Realty One of New Mexico, who lives in Rio Rancho and has over 10 years of experience. “There is a lot of new construction in the Rio Rancho area, mainly because we have so much land that’s undeveloped […] We also have views of the mountains, and a lot of them are unobstructed.”

The Sandia Mountains peek out between new homes on dusty, unpaved roads in Tampico. Contemporary Southwest-style homes, influenced by Pueblo and Spanish Mission architecture, stand between more modern stucco builds. Residential development in Tampico began in the early 2000s, and new constructions are still going up today. Prices range from $330,000 to $900,000, largely depending on lot size — xeriscaped, gravel-filled yards go up to one and a half acres.

Children who live in the northern portion of the neighborhood may attend Sandia Vista Elementary School, which earns an A-minus grade from Niche. They may then move forward to A-rated Mountain View Middle School and V. Sue Cleveland High School, which also scores an A-minus. Students who live in the southern half of Tampico may start their education at Enchanted Hills Elementary School and Rio Rancho Middle School, both earning A-minus grades. They may then join students from northern Tampico at Cleveland High, which holds 62 athletic district championships and 34 state titles — including most recently, the 2024 NMAA 6A state football championship. The school also offers around 25 Advanced Placement courses, three years of Chinese language and a variety of extracurricular clubs.

Shopping in the Plaza @ Enchanted Hills and social events at THE BLOCK
Immediately north of the neighborhood, the Plaza at Enchanted Hills shopping center includes a T.J. Maxx, Ross Dress for Less and Sprouts Farmers Market. Across the parking lot, THE BLOCK is an out-of-the-box commercial hub partly built from repurposed shipping containers that opened in 2024. Multicolored Adirondack chairs are scattered across an artificial turf lawn between food trucks, restaurants and boutiques. THE BLOCK also hosts social events, like outdoor markets, trivia nights and movie screenings. Turtle Mountain North, a longer-standing resident of the shopping center, has been open since 1999. The brewery’s craft beers pair well with wood-fired pizza and calzones, as well as hearty, Southwest-inspired dishes, like Santa Fe shrimp tacos, green chile Alfredo and Peñasco pork chops. Albertsons Market is also nearby.

Surrounding neighborhood parks and various grades of Bosque hiking
Pockets of green space surround Tampico. A nearby subdivision has a playground and a dog park, while the Cibola Little League fields hold practices and games for aspiring baseball players. Rio Vista Park has more recreation in the form of a basketball court, a tetherball set, a small skate park and a playground with a netted climbing structure. A towering Pueblo-style clock keeps parkgoers on time to their next destination. On the other side of New Mexico state Route 528, the Paseo del Bosque Trail weaves alongside its namesake river. “We get a lot of people here who really like to hike and mountain bike,” Wasson says. “It’s pretty cool because there are a lot of areas for people who aren’t real experienced. They can still do an easy hike or ride, but then we have some straight-up, crazy hikes where you’re hiking miles and miles straight up a mountain.”

Highway connection to downtown Albuquerque and nearby mountain towns
New Mexico state Route 528 runs along the eastern side of Tampico, leading past shopping areas like the Plaza at Enchanted Hills. It also connects to U.S. Route 550, which continues north through Native American reservation lands and more mountainous terrain. “That takes you straight out to Placitas,” Wasson says. “My family and I went in the middle of winter, and we saw snow. We didn’t have snow at our house, but we heard they did, so we drove out there and played in the snow. It’s that close.” United States Route 550 also merges into Interstate 25. Commuters can take the interstate to downtown Albuquerque, which is about 22 miles from the neighborhood, or catch the New Mexico Rail Runner Express to the city center. The route extends from Santa Fe to Belen, and its Sandoval County stop is about 6 miles from Tampico.
The Rail Runner Train arrives at Bernalillo Station, just 5 miles from the neighborhood, offering convenient service to Santa Fe and Albuquerque.
Albuquerque’s vibrant downtown lies 25 miles south of Tampico along I-25.
