Over the Riva

Crossing the bridge from Annapolis into Riva feels like gaining membership to an exclusive club — and one that boasts sweet views of the South River. This waterfront town in Anne Arundel County is close enough to Maryland’s capital to make for a quick commute, but its location gives it a remote, relaxing vibe. “As you go along Riva Road, you pass a lot of farmlands,” says Jonathan Boniface, director of research and program development for Anne Arundel Economic Development Corporation. “But Riva is right across the bridge from Annapolis.” Beards Creek snakes around the eastern edge of town, carving out another slice of waterfront land. Anyone who enjoys boating or water sports should appreciate what Riva offers.

Ranches and red-brick colonials

Like many waterfront communities, Riva boasts an eclectic blend of home styles. Buyers can choose between modest ranches, red-brick colonials, split levels and impressive waterfront estates grouped among tree-lined streets and cul-de-sacs. The average cost of an inland home is $400,000 to $600,000, but properties right on the water fetch over $1 million. Some of the more significant waterfront properties include private docks to allow broader access to the river. There are also several homeowners' associations in the neighborhood, including Berkshire, Stone Ridge and Annapolis Landing. “Riva’s a pretty small area with a lot of good people,” Boniface says. The abundance of sidewalks makes this an incredibly walkable area, which is convenient for strolls along the water and into town.

Crack crab claws at Mike's

Mike's Restaurant & Crabhouse is one of the first sights that greets people as they cross the bridge into Riva. This riverside seafood joint offers an outside bar and deck with shaded tables and superb water views. Riva Gardens & Farm Market is right in the center of the neighborhood, making it a convenient place to buy produce and gardening essentials. There's also a Safeway a short distance away in Edgewater. Across the bridge toward Annapolis is the Festival at Riva, a shopping center with dozens of retail and restaurant options.

Across the river to Annapolis

“Riva's a commuter town,” Boniface says. “There are no major employers out there. If they're not commuting to Annapolis, they're going to Baltimore or D.C.” Riva is 7 miles from central Annapolis, a drive that takes about 15 minutes. Commuters to Baltimore or Washington, D.C. can anticipate spending 45 minutes to an hour in the car each way, depending on traffic.

A Central education

Central Elementary and Central Middle School, where most Riva students will start their educations, each score a B-plus from Niche. South River High School, the first high school in Anne Arundel County to be named a Maryland Blue Ribbon School, gets an A. Baltimore Magazine has repeatedly recognized the high school as one of the best schools in the Baltimore/Washington DC metropolitan area. Kids who live in Riva will have to travel east to nearby Edgewater to attend these schools.

Relax and rejuvenate at Riva Area Park

Riva Area Park is the place to go for outdoor recreation. The park covers nearly 60 acres of green space, including a baseball field, basketball court, playground and easy walking trail that meanders through a wooded area. Since this is a riverfront community, boating and fishing opportunities abound. The Annapolis Landing Community Marina on Milthorn Court gives residents a place to keep their boats when the weather is warm enough.

Living history in London Town

Riva’s neighboring community of Edgewater is home to Historic London Town and Gardens. With its 18th-century tobacco barn, carpenter's shop, and fascinating archaeological exhibits, this 23-acre site is worth a weekend visit.
