A low-key neighborhood with a lot to offer

Howard is a mostly residential neighborhood in central Riverbank. The community offers easy access to both retail and outdoor areas, as well as a relatively short and straightforward commute to north Modesto. “It’s perfect if you’re working in Modesto but want to live somewhere with more of a small-town feel,” says local real estate agent Kris Losole of The West Experience Real Estate Group - PMZ. “It really offers the best of both worlds.” The neighborhood is home to parks, shopping and restaurants, allowing residents to enjoy a very convenient living experience.

Midcentury and contemporary homes

Howard’s housing stock is a mix of midcentury ranch-style homes and two-story new traditional builds, along with a collection of manufactured homes at the Quail Meadows development. Most homes sit on modest lots along carefully gridded streets and feature small and easily-maintained front and back yards. Ranch-style homes in the neighborhood usually go for between $240,000 and $460,000, while more recently built properties sell for between $430,000 and $560,000. Manufactured homes typically sell for between $105,000 and $175,000. The neighborhood is bordered to the east by the local railyard as well as a few local manufacturing firms, which can create noise issues for nearby homes.

Shops to the north and a major mall to the south

Patterson Road, one of Riverbank’s commercial corridors, runs along Howard’s north side. It’s home to the Cost Less Food Company Grocery Store, the Galaxy Theatres Riverbank IMAX, and a slew of cafes and restaurants. The area is home to a number of highly rated Mexican eateries, as well as the popular Chinese restaurant Lucky House. Additional shopping can be found on the south side of the neighborhood at the Crossroads at Riverbank shopping center, where locals will find big box stores like Target and Home Depot, as well as a variety of chain restaurants.

Safreno Park and Harless Park offer well-groomed green spaces

Several well-maintained public parks can be found in and around the neighborhood. Safreno Park and Harless Park both offer playgrounds and playing fields, while the nearby Riverbank Sports Complex hosts local soccer leagues. The Stanislaus River passes just a few blocks north of the neighborhood and is popular with both boating and fishing enthusiasts. “The river is a big draw in the summer,” says Losole. “Kayaking, tubing, fishing — it sees a lot of use.” It’s also just a 30-minute drive from the neighborhood to the foothills of the Sierra Nevada and endless opportunities for hiking and mountain biking.

Riverbank Unified public schools

The area is served by the Riverbank Unified School District. Mesa Verde Elementary School has a C grade on Niche, while Cardozo Middle has a C-plus. Riverbank High School has a B grade and offers dual enrollment courses at no extra cost through a partnership with Modesto Junior College.

The annual Wine and Cheese Festival

Riverbank’s event calendar leans local. The Riverbank Downtown Market is held every Tuesday from 5:00 to 8:00 p.m. The city’s sole major event is the October Wine & Cheese Festival, which has been running for over 45 years.

Commuting to Modesto via Route 108

Patterson Road, which becomes state Route 108, is Howard’s main arterial road, linking the city to Modesto. Local bus service is provided by StanRTA routes that connect Riverbank with Modesto and Oakdale. It’s a little less than 9 miles by car from Howard to downtown Modesto, and about the same distance to Modesto City-County Airport.
