Embracing a bend of the Mississippi River and bordering the densely populated “Quad Cities” on the Iowa-Illinois border, the community of Stoney Creek is defined by its dichotomies. Stoney Creek is essentially a tale of two cities: industrial Riverdale and suburban Pleasant Valley. Country clubs and factories, highways and side-streets, and small parks and rolling fields can all be found within this riverside neighborhood, offering prospective homebuyers a vast array of housing options and lifestyles to choose from.

Industrial and agricultural suburbs

Riverdale’s State Street divides the city’s prominent industrial areas from its residential side-streets; the contrast between both parts of town is stark, as Riverdale’s residents mostly live in colorful ranch-style homes with their own driveways, massive front lawns, and abundant trees for shade. These houses, many of them built from the 1950s to 1960s, sit next to freshly built construction from as recent as 2022, widening the range of property values in this community. Homes vary in price from $150,000 to $870,000, with larger, multi-story family homes fetching higher prices than vintage ranches. Likewise, Pleasant Valley features a diverse housing market. Ranch-style, split-level, and Tudor-style homes line several subdivision blocks, far removed from the bustle of industry and nearby highways. These homes vary in price from $200,000 to $1.3 million, reflecting the increasing popularity of the Quad Cities region. Realtor Alex Skeen, a Quad Cities native with extensive experience selling in Bettendorf, says, “A lot of people are trying to get here, and it’s not easy to get in here; homes are going to be substantially more expensive here than in other areas. Once you’re here, though, the property taxes are some of the lowest in the Quad Cities.”

Best schools in the state

With regard to this community’s greatest allure, Skeen says, “It’s home to one of the top schools in the Quad Cities and the state. According to Niche, Pleasant Valley is the best school in Iowa, and a lot of people are moving here because of that.” Students attend the A-rated Bridgeview Elementary School, the A-plus-rated Pleasant Valley Junior High School, and the A-plus-rated Pleasant Valley High School, which received a Blue Ribbon in 2022 in recognition of its strong educational culture. Skeen adds, “Beyond just the high schools, Scott Community College is located in the heart of the community.”

Social outings in Stoney Creek

As Stoney Creek is primarily residential and consists of two disparate cities, there is no central business district or downtown area. However, the community comes together at several local gathering places, be they culinary or athletic. One popular local business in the Valley Country Café, a breakfast restaurant specializing in diner classics from French toast with strawberries to pastrami-on-rye sandwiches and pancakes. Sunrise Golf Course, a public 9-hole golf course, is another fixture of the community, having invited both golfers and disc golf players to play on its green for over 40 years.

Creekside and riverside parks

Lovers of the outdoors have plenty of opportunities to take in the scenic views of the Mississippi. Life in the valley

While Pleasant Valley and Riverdale may be distinct communities in both character and legal status, they once shared a history of farming. Riverdale was a major center for dairy farming before the industrialization of the 1950s transformed Riverdale into a factory town; its Arconic aluminum rolling mill is Riverdale’s largest employer. Meanwhile, Pleasant Valley has retained its arcadian character, as it lays just beyond the manufacturing hubs that make up the Quad Cities region. While much of Riverdale consists of industry, mixed with a small community of houses, Pleasant Valley features a combination of suburban subdivisions and vast swathes of farmland dotted with the occasional house or barn.
