An abundance of green space, open skies and beautiful views may not be what you think when you think of a Bronx neighborhood, but it’s exactly what residents see when they step into Riverdale. “The Bronx has a lot of ridges in its geography, so there’s a lot of high points and you get a lot of beautiful views, a lot of sunsets,” licensed real estate salesperson Geoffrey Weiss of The Aaron and Geoff Team at Compass says, adding that he and his partner Aaron Kass, also a licensed real estate salesperson, can see beautiful views from their own Riverdale home thanks to these hills and ridges.

Doggy playdates at Seton Park, nearby hiking
Riverdale’s beauty and green spaces go far beyond hills and views—the neighborhood’s heart can be found in its many parks. “The Bronx has more green space than any other borough, so when people are walking around, there are all these parks and playgrounds everywhere,” Kass says. Riverdale Park offers wooded hiking trails near the water’s edge, while Seton Park offers a playground, dog park and sports areas where residents can play softball, soccer, basketball or tennis. Wave Hill Public Garden & Cultural Center is also a popular green space with 28 acres of carefully maintained public gardens and woodlands that look out across the Hudson River to the Palisades in New Jersey, making for some truly beautiful scenery. A few minutes east of the neighborhood sits the well-known Van Cortlandt Park, a 1,146-acre green space with areas where residents can go horseback riding, mountain biking, hiking, swimming or play sports, from standard choices like tennis and basketball to rarer ones like cricket and golf.

Co-ops, condos and single-family homes to mansions
According to Weiss and Kass, the homes in Riverdale are another draw for potential homebuyers, particularly “how much it is the suburbs in the middle of the city at a really affordable price compared to the rest of Manhattan and Brooklyn and Queens,” Weiss says. The neighborhood has a range of housing options, from co-op complexes to single-family homes of varying sizes. Co-ops typically start at around $150,000 for a one-bedroom and range from $200,000 to $350,000 for a two-bedroom. Single-family homes, on the other hand, are generally between $750,000 and $900,000. Some historic mansions in the area, especially along the river, can go for as much as $6 million, but they’re the exception.

Tapas and live music at Tin Marin Tapas
When residents aren’t working, going to school or enjoying the outdoors, there are a growing number of cafés and restaurants for them to choose from in the neighborhood. They often grab coffee made from locally sourced beans at Artizen NYC, a beautiful café and coworking space with an entirely glass front that lets in as much natural light as possible. Hungry residents head to Tin Marin Tapas for delicious tapas and live music on the weekends or to Tobala for authentic Mexican food featuring homemade tortillas.

Highly rated public schools, Horace Mann and Riverdale Country schools
Riverdale belongs to New York City Geographic District 10, which Niche gives a B-plus. Children can attend P.S. 81, which has an A-minus, and Riverdale Kingsbridge Academy, a middle and high school in “good standing” with the New York State Education Department that has a B on Niche and offers its over 1,500 students extracurriculars like writing, science and Dungeons & Dragons clubs. Riverdale is also just a few miles away from some of the best private schools in the country, including Horace Mann and Riverdale Country schools, so many parents choose to send their children to these schools instead.
