Arlington South is a charming neighborhood on the outskirts of Riverside, blending city living with the area’s agricultural roots. There are a handful of hobby farms and larger lots mixed in with the homes and townhouses, and the neighborhood is minutes away from California Citrus State Historic Park. Shops, restaurants and entertainment venues like the Van Buren Drive-In Theatre are nearby, meaning residents rarely have to leave Arlington South for things to do. If they are traveling, State Route 91 makes it easy to commute across the Inland Empire.

The median home price is slightly more expensive than in Arlington

In Arlington South, many single-family homes were built in the mid-20th century. “Within Arlington South, there are ranches on the southern edge. And on the other side of Victoria Avenue, there are some custom estates, as well as equestrian and hobby farms ranging from 2 and a half to 20 acres,” says James Monks, Realtor and Manager at Windermere Tower Properties, who has lived in Riverside his whole life. In addition to the ranch-style homes and custom Spanish Revivals, there are plenty of modern townhouses in the neighborhood. Prices generally range from the high $400,000s to the mid-$800,000s, but some larger properties can cost up to $1.1 million. The median single-family home price is in the mid-$600,000s, which is slightly higher than in Arlington.

Neighborhood parks and a nearby citrus park offer outdoor recreation

Between neighborhood parks and the nearby California Citrus State Historic Park, you’ll have plenty of opportunities to get outside. Many homes are within walking distance of Harrison Park, which has a playground and open fields to run around. Arlington Heights Sports Park has athletic fields like a lighted ballpark. At California Citrus State Historic Park, you can hike on the dog-friendly trails that wind through groves of orange and lemon trees. There’s also a visitor center and guided history tours.

Students can attend the highly rated Arlington High School

The neighborhood is zoned for the Riverside Unified School District, which earns an A-minus from Niche. Students can attend the B-plus-rated Arlington High School, which has an Air Force JROTC unit that’s been active since 1975. Private education options include Bethel Christian Schools, which serves prekindergarten through 12th grade.

Restaurants, cafes and a drive-in theater along Van Buren

Living in Arlington South means you’re near plenty of local restaurants and cafes, especially along Van Buren Boulevard. Options include:

  • Daily Brew Coffee House, Bakery & Roastery, which has breakfast items and regular events like open mic nights
  • Sushi Asahi, which serves traditional and custom sushi rolls and sashimi

Downtown Riverside is about 15 minutes away

Riverside Freeway, also known as Route 91, makes it easy to travel less than 10 miles (15 minutes) to Downtown Riverside and 30 miles (40 minutes) to Anaheim. “The northern portion of the neighborhood is close to the freeway,” Monks says. “[Route 91] gets busy at the Van Buren intersection.” Public transportation is available through Riverside Transit Authority buses and the nearby Metrolink station. A bike lane runs along the historic Victoria Avenue, connecting several neighborhoods south of Route 91.

Arlington South residents head into the city for community events across Riverside. Some highlights are:

  • Van Buren Swap Meet, a recurring market with over 300 vendors at the Van Buren Drive-In Theatre
