Just south of downtown Riverside, the Grand neighborhood’s tree-lined streets and midcentury houses call out to people looking for a quiet place to call home. This centrally located community is divided into undeveloped land and residential blocks, making it an ideal choice for those wanting to be close to the Jurupa Hills while staying within 2.5 miles of downtown. The neighborhood hills slope down to the Santa Ana River, and Mount Rubidoux Park is just a few miles away. “The Grand neighborhood is in a great location close to downtown. It’s by the Magnolia Center and Wood Streets neighborhoods, and Riverside Plaza is very close. Lots of people go there for groceries. There are nice parks and trails nearby,” says Crystal Coleman, a Realtor with Nest Real Estate with 15 years of experience.

Midcentury housing centrally located in Riverside

Homes in Grand were primarily built in the 1950s and earlier. An assortment of well-maintained homes, manicured lawns and palm trees give the area a nostalgic feel, and people tend to stay once they’ve become part of the community. That leads to only having a handful of houses on the market at once. The hilly terrain contributed to Grand’s irregular block shapes and interesting street patterns. “Grand has original housing from the 1950s, and there’s no one style. Midcentury, ranch-styles and bungalows are all there. Some have large lots, and it’s a stable housing market. Certain spots have mountain views, but if you’re living against the river bottom, you get views of both,” says Coleman. Homes sell for a median price of $610,000 after 19 days on the market, although the prices range from $600,000 to $700,000.

Grand residents are always near a park

Grand is known for green spaces in and outside the community. Mountain View Park contains a playground with swings, a basketball court and plenty of picnic tables. Ryan Bonaminio Park is a neighborhood sports complex with several baseball diamonds, basketball courts and open spaces for soccer or football. There are two playgrounds, and a large parking lot eliminates the hassle of street parking. Just outside the neighborhood, Martha McLean-Anza Narrows Park covers 40 acres along the Santa Ana River. It has picnic shelters and an 18-hole disc golf course. The Santa Ana River Trail is a paved hiking and biking path winding along the park's border. In fact, the park marks the landing place of the Spanish Anza Expedition that crossed the area in 1774. A plaque in the space’s northwest corner commemorates the historic event.

Public schools with diverse programs and a community college

Niche B-rated Mountain View Elementary operates a dual language program for English and Spanish-speaking students. C-rated Sierra Middle participates in the PRIMEtime after-school program, where students can be tutored until 6 p.m. on weekdays. B-rated Ramona High is the only arts magnet school in the district. It has a performing arts center with a full-size theater, band rooms and visual arts studios. Car-dependent area near several freeways

Grand is a car-dependent area with a bus route along Jurupa Avenue. It leads to the economic hub of San Bernardino, around 14 miles away. Biking trails are nearby, but there are no bike lanes in the community, and sidewalks are sporadic throughout the subdivisions. Jurupa and Grand Avenues are significant neighborhood roadways, and California Highways 60 and 91 aren’t far away. The 215 Freeway, or Interstate 215, is five miles from the neighborhood. Riverside Community Hospital is less than two miles north, and the Ontario International Airport lies 15 miles northwest.

Locally owned eateries and nearby shopping centers

Azteca Market lies along Jurupa Avenue next to the neighborhood’s favorite pizza shop, Papa Joe’s Pizza. Azteca Market is a unique combination of a grocery store, ice cream shop and Mexican restaurant. This community go-to shop makes sweets like pan dulce in the bakery and hot plates in the deli. Papa Joe’s Pizza goes beyond traditional pies. It has popular Italian dishes like fettuccine Alfredo and manicotti alongside hot sandwiches, wings and gluten-free items. Across the parking lot, family-owned Solares Donuts makes pastries and freshly squeezed juices daily. The restaurant provides hungry guests with iced coffees, breakfast sandwiches and burritos. There is a mountain near by called Big Bear Lake I believe and when its the winter it snows and people get to do a lot of fun things there skateboarding skiing even having a nice hot-chocolate with family is very nice ther.

There is an Italian restaurant and a Taco restaurant about 5 miles from my home there is also refreshments like Starbucks , fast food restaurants if you want to just get your food and go like Jack in the Box, Del taco, Mcdonald's. There are liquor stores close by as well not only can you get gas but a 40 oz of soda or a snack from Chevron. There are plenty food areas and drink stops near by.

I noticed many homes look the same inside and out in the newer build areas, there is also little space for a back yard.
