Riverside’s ‘Second Downtown’
The neighborhood has several large commercial districts along Magnolia Avenue and California State Route 91. There are many chain restaurants in the area, in addition to locally owned eateries making a wide variety of cuisines. Ooka has been serving sushi and Japanese dishes since 2005. It has a hibachi area where guests can watch their dinners being prepared and a selection of innovative Asian-inspired desserts. P.S. Public transportation, sidewalks and significant roadways
Magnolia Center is a very walkable community with sidewalks connecting subdivisions. Bike lanes run down major streets like Magnolia Avenue, and bus routes run through the neighborhood to downtown. "The public transportation system in Riverside is pretty good about consistently arriving every hour, so it’s really easy to get from one side of the town to the other. What’s great about Magnolia Center is that you can get to downtown Riverside while going down one major street (Magnolia Avenue) and go to Corona or Norco using that same street. It's fascinating just how smack dab in the city we are,” says Kassandra Rangel, a Marcy Library associate and long-time Riverside resident. Central, Arlington, Jurupa and Dewey Avenues are other significant neighborhood streets. CA-91 borders the area, and Interstate 215 is less than five miles away. The Riverside Medical Clinic-Brockton is found in the community's southern portion, and Ontario International Airport is less than 18 miles from Magnolia Center.

Local green spaces and nearby mountain preserves
Riverside not only has several green spaces, but it is also near miles of hiking trails. It is home to the Parent Naval Orange Tree, a historic landmark that is one of two citrus trees planted in 1873 and helped start California’s citriculture industry. Low Park is a wedge-shaped pocket green space between Magnolia and Palm Avenues. It has shade trees for relaxing under and open areas for kite flying or games of catch. Shamel Park contains tennis courts, playgrounds, a seasonal swimming pool and baseball fields. In fact, the nine-acre park hosts the Magnolia Center Little League each spring and summer. Box Springs Mountain Reserve lies 15 miles east of Magnolia Center and covers over 3,400 acres. The preserve has views of Riverside and Moreno Valley and miles of multi-use trails.

Midcentury housing in a former citrus grove
Magnolia Center has a nearly even split of renters and owners, which isn’t surprising considering the number of apartments in the area. However, detached single-family dwellings still make up most of the neighborhood. This was a small citrus farming area until a housing boom after WWII, meaning many homes here were built in the 1950s or earlier. The community has a variety of architectural styles, thanks to this. Ranch-style houses, Craftsmen and condominiums line the tree-shaded combination of straight streets and gently curving roads. Homes sell for a median price of $580,000 after 27 days on the market, although prices range from $320,000 to $700,000 overall.

Magnolia Center faces a chance of wildfires and earthquakes. To combat these natural disasters, the city ensures buildings are up to current construction standards, flammable materials are kept away from homes and residents are part of the emergency alert system. Riverside City Fire Station 3 is located at the neighborhood’s eastern border for fast response times. The neighborhood also hosts a cooling center at Marcy Library to help keep people safe and cool in the summer heat.

It a running joke that when you are on the freeway and see someone break the law...there is never a cop around when you need them. But when you are driving around town, you see cops all of the time. Because of their presence I do feel safe, but I also make sure I stop at every stop sign and stay within the speed limit. The police in this area do a wonderful job.
