Mission Grove
Suburban Neighborhood in Riverside, California
Riverside County 92506, 92508
New housing with old styles
Mission Grove’s housing options include detached single-family houses, condos and apartment complexes. Developers chose designs like Spanish- or Mission Revival-styles to protect owners from the extreme desert temperatures with red-clay roof tiles and naturally insulating stucco walls. Tract houses in the northern part of the neighborhood allow residents to spread out and enjoy views of the mountains. In contrast, the more densely populated southern part combines condominiums, apartments and residential developments. “Right now, the housing is somewhat stable. We’re seeing homes stay a few days longer on the market, but home values have held up well,” says Othman. Homes sell in Mission Grove for a median price of $720,000 after 33 days on the market, which is shorter than the national average. Prices range from $400,000 to $925,000 for Spanish- or Mission Revival-style dwellings. “Mission Grove is a place where residents have peace of mind, great schools and good neighbors. People are proud of their homes here,” Othman says.Small parks, huge preserves and a historic hotel
Taft Park rests at the edge of Taft Elementary School. It features a half-mile walking loop that takes people around the school and through the park. Local children love the playground, while adults and teenagers use the fitness equipment or tennis courts. Sycamore Canyon Wilderness Park is adjacent to Mission Grove and features hiking trails and wildlife viewing. The nearly 1600-acre area is home to the endangered Stephens’ kangaroo rat, packs of coyotes and rattlesnakes, so locals know to be aware of their surroundings here. While not a park or botanical garden, Riverside’s historic Mission Inn has recreational options, too. Visitors can wander the grounds of this 1876 California Mission-style hotel or take one of the four daily guided tours. The Inn also hosts its annual Festival of Lights, one of the nation’s largest light displays, from late November through early January. “The Mission Inn is one of the most visited places in the city for the Festival of Lights. Ten thousand to 20,0000 people attend each year,” says Othman.Highly rated schools near numerous colleges
Children in the neighborhood can attend Niche B-rated William Howard Taft Elementary, A-minus-rated Amelia Earhart Middle and A-rated Martin Luther King High. Taft Elementary supports students and their families through its Family Resource Center, which provides tutoring, childcare and access to housing, utilities and health services. Earhart Middle also offers after-school tutoring through its grant-funded PrimeTime program. King High has been a California Distinguished School three times, including in 2024. It has eight specialized pathways and programs, including marketing, media and sports medicine. There’s also a selection of community colleges and universities as close as 3 miles away, and San Bernardino Valley College lies 16 miles north of Mission Grove.Houses of worship
The neighborhood has three houses of worship, including the Higher Ground Calvary Chapel, Antioch Church and the Beth Simcha Messianic Congregation. The last two share a building with the messianic congregation holding Saturday services, while Antioch Church has Sunday sermons.Driving, riding and walking
Close to the 215 Freeway, personal vehicles aren’t the only way to get around the neighborhood. Bus routes travel down major thoroughfares like Trautwein Road, Alessandro Boulevard and Mission Grove Parkway. Luckily, there’s low traffic noise in the area. The neighborhood lies eight miles from the Parkview Community Hospital Medical Center and 20 miles from the San Bernardino International Airport. Sidewalks are mainly concentrated in the southern portion, including around the Mission Grove Shopping Center.Shopping centers, restaurants and grocery stores
Much of neighborhood life revolves around the Mission Grove Shopping Center. The 70-acre complex contains numerous retail stores, the Mission Grove Galaxy Theatre and an assortment of restaurants. The center is also home to Stater Bros. Markets and Sprouts Farmers Markets, two grocers who take pride in supporting the community. Cactus Cantina and Canyon Crest Winery are just two of the restaurants at the shopping center. Cactus Cantina serves Mexican-inspired dishes indoors or on the patio, while Canyon Crest Winery features locally made wines and exclusive varieties from around the world. On Alessandro Boulevard, The Rustik Fork features California-style cuisine made with local, organic seasonal ingredients, making every dish as fresh as possible.Environmental factors and crime
Mission Grove has a CAP Index score of 2 out of 10, half the national average of 4. Both property and violent crimes are below average, although there are still factors to consider before relocating. The area has a high risk of wildfires and earthquakes, with a lesser chance of flash flooding. To combat these dangers, the city conducts earthquake drills, maintains wildfire protection zones and addresses flooding with master drainage plans.
