Turn of the century neighborhood near downtown and mountain parks

Adjacent to downtown Riverside, the historic Wood Streets neighborhood has 1920s charm, orange trees and views of the San Bernardino Mountains. Known as a friendly community, the desirable area has a laid-back, relaxing feel and low-density housing in one square mile. The ‘wood’ part of Wood Streets is taken from the name of one of the developers, and several roadways in the neighborhood bear his name. “Everyone loves Wood Streets. It was the first subdivision in Riverside, and ‘character’ is the only word to describe it. There are lots of beautiful properties, lots of well-maintained Craftsmen houses and palm trees. It’s close to shopping and dining, has walkable streets and goes all out at Halloween,” says Tyler Hungerford, a real estate agent with Keller Williams Riverside Center and almost a decade of experience. “Everything runs through Wood Streets. If people are looking for a quiet neighborhood where kids play outside and there’s a community feeling, this is the place for them.”

Early 20th-century housing and lots of trees

Wood Streets has a mix of Craftsmen houses from the early 1900s, ranch-style homes from the 1950s and ‘60s and dwellings with Spanish elements, like stucco walls and terracotta roof tiles. “Wood Streets is popular because of its historic charms. The architecture is a big draw. Nothing’s cookie-cutter here. It’s one of Riverside’s original neighborhoods and is in the heart of the city. Its character makes the community a magnet for people,” says Charlotte McKenzie, a Realtor with Coldwell Banker Realty and almost 20 years of experience. The area is primarily residential, with narrow, gridded streets flanked by palm trees and orange groves. The neighborhood is known for well-kept homes and lawns, and many residences have updated interiors and meticulous landscaping. Homes sell for a median price of $615,000 after 25 days on the market. Ranch-style homes range from $550,000 to $870,000, while Craftsmen range from $600,000 to nearly $700,000. The neighborhood also has a few outliers, with the occasional Colonial Revival selling for $1 million or more.

Riverside is a wonderful place to have a family. It is relatively safe although like any urban area there are a few concerns. People in the general area are proud of their homes and maintain the facade and garden areas very well. Local businesses thrive but there is equal access to popular chains. It is not a glamorous city nor is it well known in any aspect but it is a strong community where people are committed to investing in its future.
