Wood Streets

Early 20th-century housing and lots of trees
Wood Streets has a mix of Craftsmen houses from the early 1900s, ranch-style homes from the 1950s and ‘60s and dwellings with Spanish elements, like stucco walls and terracotta roof tiles. “Wood Streets is popular because of its historic charms. The architecture is a big draw. Nothing’s cookie-cutter here. It’s one of Riverside’s original neighborhoods and is in the heart of the city. Its character makes the community a magnet for people,” says Charlotte McKenzie, a Realtor with Coldwell Banker Realty and almost 20 years of experience. The area is primarily residential, with narrow, gridded streets flanked by palm trees and orange groves. The neighborhood is known for well-kept homes and lawns, and many residences have updated interiors and meticulous landscaping. Homes sell for a median price of $615,000 after 25 days on the market. Ranch-style homes range from $550,000 to $870,000, while Craftsmen range from $600,000 to nearly $700,000. The neighborhood also has a few outliers, with the occasional Colonial Revival selling for $1 million or more.Local eateries and nearby cultural attractions
Butch’s Grinders is a neighborhood staple. The no-frills sandwich shop has been turning out hot and cold grinders for 40 years. Oishi Sushi is an all-you-can-eat restaurant at the neighborhood’s southern edge. It offers bento boxes, hand rolls and vegan options. Senor Baja is a family-owned restaurant serving Baja-style fish tacos and Ensenada-style Mexican dishes. Run by the Pink Ribbon Place Cancer Resource Center, Pink Ribbon Thrift is a boutique-style store where 100% of every purchase goes to local families affected by cancer. It’s open each week from Thursday to Saturday. Magnolia Town Center Shopping Center is close by and has an assortment of retailers, restaurants and services. The neighborhood is also two miles from downtown's dining and cultural attractions, meaning the Riverside Art Museum, the Cheech Marin Center for Chicano Art and Culture and Riverside Food Lab are just minutes away.Highly rated schools with a variety of programs
Niche B-plus-rated Magnolia Elementary uses the No Excuses University program to help students develop a college-focused mindset. B-minus Central Middle is part of the PRIMEtime after-school program, which tutors children until 6 p.m. on weekdays. A-minus Polytechnic High operates a dual language immersion program so students can learn English and Spanish concurrently. Riverside City College sits at the top of Wood Streets and offers associate degrees and professional certificates. It was founded in 1916 as an extension of Polytechnic High School and now serves over 30,000 students annually.Nearby parks and hiking trails
Evans Park is nearby in downtown Riverside. This sports complex has a Little League field, a softball field and a full-size baseball diamond. Ryan Bonaminio Park is just west of Wood Streets and covers 38 acres. The space is home to several baseball and soccer fields with stadium lighting, two playgrounds and a pair of basketball courts. There are 1.7 miles of walking trails, and hikers can pick up the Rubidoux or Santa Ana River Trails here. Mount Rubidoux Park lies 1.4 miles north of Bonaminio and hosts the annual Fourth of July fireworks display. It’s a local landmark where Easter Sunday sunrise services have been held for over a century. The park spreads over 161 acres and has almost four miles of hiking and biking trails. It takes around an hour to reach the summit, and once at the top, the views of downtown Riverside and the surrounding San Bernardino Mountains are incredible. There’s also a cobblestone tower and bridge from 1925 for fantastic photo opportunities.Straight streets and nearby freeways
It’s easy to get around Wood Streets, thanks to the grid system and a myriad of transportation options. Sidewalks connect subdivisions, and bike lanes line major roadways like Brockton and Magnolia Avenues. Multiple bus routes run through the neighborhood, taking people downtown and beyond. There’s also a nearby Metrolink train stop to San Bernardino. California Highway 91 borders the upper corner of the community, and the 215 Freeway is just over three miles north. The Riverside Community Hospital is one mile above the neighborhood, and Ontario International Airport is 15 miles west.Wildfires and Earthquakes
Wood Streets is at risk of wildfires and earthquakes. The city is near several active fault lines, and wildfires are common in Southern California during extreme temperatures and high winds. To combat these natural disasters, Riverside ensures buildings meet current construction standards, residents are part of the emergency alert system and flammable materials are kept away from houses.
