The Philadelphia Watch Case Company Building may be abandoned but it still serves as a Beaux-Arts beacon in the center of downtown Riverside Township.
A small township on the banks of the Rancocas Creek
Across the river from Philadelphia, Riverside is an oft-overlooked township that rounds the banks of the Rancocas Creek, a tributary of the Delaware River. "Riverside's got a cool factor for people who like to boat or sail. And then there's a little downtown area that's very cute and old-fashioned," says Patricia Fiume, a local Realtor with ReMax of Cherry Hill who has nearly 40 years of experience in the area. In the early 20th century, Riverside was once the largest watch-case manufacturer in the world, thanks to the Keystone Watch Case Co., located at the corner of Pavilion Avenue and Zurbrugg Way. Today, the seven-story Romanesque-style building, which is marked by an eighth-story clock tower, is a local landmark and crucial structure highlighting Riverside's past, present, and future story. As of 2025, the building stands vacant and rundown, but revitalization plans have been in the works for years.
The Keystone Watch Case Co. building sits adjacent to the New Jersey River Line, a light rail that offers a convenience factor for Riverside residents. Paired with proximity to the river, vibrant Latin and South American restaurants, and a compact and walkable community, Riverside Township offers a diverse community with comparatively affordable homes in Burlington County. "It's a nice, quiet town," says Christopher Alves, Realtor with Keller Williams Realty Moorestown, who has 5 years of experience in the industry. "It's a great area for first-time homebuyers and people looking to downsize."
Neighborhood parks and waterfront recreation
Waterfront recreation is one of Riverside's greatest perks, with nearby access to Rancocas Creek and the Delaware River. Although marshlands separate Riverside from the creek, the waterway still attracts kayakers, canoeists and wildlife watchers. Along Polk Street, the Rancocas Creek Greenway Trail spans about 1 mile, connecting joggers and cyclists west to Amico Island Park, where 55 acres of undisturbed forest meadows and wetlands feature additional walking trails, picnic areas and scenic views. Several marinas are clustered near the island around Dredge Harbor. Across the harbor, Swedes Lake is a small pond that welcomes anglers and kayakers. Lightning Jack's Marina is another well-known marina a few miles away with a waterfront restaurant, Best of the Wurst German Kitchen.
In the heart of the town, Spring Garden Park offers a shaded green space with mature foliage that surrounds a central pavilion, playground and two half-court basketball courts. The A.A. Field Playground hugs the corner of Rancocas Avenue and Fifth Street across town. In addition to a playground, the park offers tennis courts, a soccer field and multiple baseball diamonds. The community is home to other small green spaces and ball fields, such as Whomsley Field.
The Rancocas Creek Greenway Trail runs along both sides of the Rancocas Creek giving Riverside Township runners and bikers plenty of open space to enjoy.

Twin duplexes, rowhouses and single-family homes
Riverside's architecture showcases the township's development since its inception in 1895. An eclectic mix of early 20th-century twin duplexes and rowhomes are interspersed with bungalows, colonial- and National-style homes with steeply gabled roofs on narrow lots. "There are a ton of duplexes," says Samuel Kahuila, a local Realtor and member of The John Wuertz Team at Berkshire Hathaway HomeServices Fox & Roach Realtors. "Any time I have a client interested in a multi-unit property, I take them to Riverside. It's a hot spot for private investors." Some homes feature driveways, while others rely on street parking. These properties can often range from the $100,000s to the $300,000s, depending on square-footage and interior upgrades. Along the township's perimeter, mid-to-late 20th-century Cape Cods, bi-levels and ramblers sit on larger lots, showcasing paved driveways and roomy backyards.
New construction is rare, but not completely absent. In recent years, several custom-built single-family homes or duplexes have replaced vacant lots or teardowns. These properties typically range from the $300,000s to the $500,000s.

Local Latin and South American flavors and nearby amenities
Riverside's Downtown Central Business District is one of four areas targeted for redevelopment by local officials. Mixed-use buildings with ground-floor businesses and second-story apartments line three central streets, creating a triangular walkable area adjacent to the light rail. Several blocks of storefronts, some vacant and some occupied, feature eateries, convenience stores and other local businesses. "Pavilion Avenue is home to a bunch of little local shops and restaurants," Alves says. Riverside is known for its plethora of Latin and South American restaurants. Patrons can enjoy traditional Brazilian staples such as picanha with cassava, rice and beans at Sergio's Restaurant. Down the street, El Fogón Colombian Restaurant's crowd favorites include empanadas and bandeja paisa, a large platter with various beans, rice, meat, plantains, fried egg and more.
Meat Shoppers Supermarket is a small local grocer known for its butcher counter, along with hard-to-find Hispanic and Brazilian products. Dollar General sits on the township's southern border along South Fairview Street, while the ShopRite of Delran offers more extensive shopping options 1 mile down the road. Additional grocers, big-box stores and restaurants are scattered along U.S. Route 130.
Events in Riverside
This close-knit community frequently hosts seasonal events that range from Easter egg hunts at Whomsley Field to holiday parades. "It's a small town and everyone knows each other," Alves says. In early December, a parade brimming with spirited residents and decorated cars is followed by the town tree lighting and visits from Santa on a firetruck. Fallen heroes are also honored yearly during the Memorial Day Parade and the Riverside 5K Remembrance Run.
Public transit is ubiquitous in Riverside Township with the River Line running through town along River Road.
Commuting around South Jersey
Riverside Township is a transit-oriented community with convenient access to the New Jersey Transit River Line. The light rail runs along River Road and connects residents to Camden. Those headed into Center City can hop on a PATCO train, notes Alves, which is about a 40-minute commute. The train also leads about 80 miles to New York City, with transfers at Trenton Transit Center. Other public transportation options include N.J. Transit buses, connecting residents across Burlington County. Those with their own vehicles can opt for a 15-mile drive via U.S. Route 130 or Interstate 95. Virtua Willingboro Hospital is about 6 miles east, while Northeast Philadelphia Airport is about 12 miles away. Sections near the river, including the low-lying Riverside-Delanco Bridge, are prone to flooding during severe weather.
Riverside Township School District
The Riverside Township School District earns an overall C rating from Niche. C-rated schools include Riverside Elementary, Riverside Middle and Riverside High. All three schools share a campus within walking distance of most residents. In 2024, all three schools were named Blue Ribbon Schools of Excellence Beacon Schools, a recognition of institutions that pursue academic excellence. Just outside the township, Delran is home to the third-best private high school in Burlington County, Holy Cross Preparatory Academy, which garners an A rating.
Children can start their educational journey at Riverside Elementary School.
Students can continue education at RIverside High School in NJ.
