Established neighborhood with an industrial presence
Hollins, not to be confused with the area home to Hollins University, is a small neighborhood with a large industrial presence. Bounded by train tracks to the west and south and encompassed by Tinker Creek in its eastern and northern sections, Hollins has aging early 20th-century homes on hilly streets. The Advanced Auto Parts Distribution Center, the Western Virginia Water Authority and numerous mechanics and body shops are in the area. “Up there, the homes are older, and the neighborhoods are more established, but there’s a lot of convenience for getting to surrounding areas,” says Bob Chandler, Roanoke local and Realtor with MKB Realtors.
Other than some industrial facilitie housing is what lines almost all of the streets in Hollins.
Hollins is about a 10min drive from downtown Roanoke.

Modest homes near industrial areas
Homes in Hollins are situated up and down the neighborhood’s hills. They’re modest, sitting on small lots with views of the Blue Ridge Mountain in the distance. Gravel driveways and streets without sidewalks or curbs are hallmarks of the southern part of the neighborhood, where Cape Cod and ranch-style homes sit near a smattering of industrial businesses, like the Advanced Auto Parts Distribution Center. Traffic congestion and noise can be an issue in Hollins, as trucks transporting goods must use the neighborhood’s narrow roads. Properties in this part of the neighborhood typically cost between $180,000 and $230,000. Streets are more private on the north side of Hollins, where a dense tree canopy sits behind Cape Cod, ranch-style and American Foursquare houses. Here, lots are a bit larger and some streets end in cul-de-sacs. Potential homebuyers can find houses for $180,000 to $300,000, depending on size, age and condition. “The price, more than anything, draws people to the area,” Chandler says.
Bungalows and ranches are plentiful in the beautiful neighborhood of Hollins.

Eastgate Park, Old Monterey Golf Club and the Roanoke River Greenway
The neighborhood borders the 59-acre Eastgate Park. There’s open space here, views of the Blue Ridge Mountains in the distance and the flowing Tinker Creek, where the 3-mile Tinker Creek Trail follows the water. The park has diverse landscapes, encompassing both woodlands and grassy shorelines. It is a popular spot for fishing and birding, and visitors often see broad-winged hawks flying overhead or hear pileated woodpeckers in the forest. The nearby Old Monterey Golf Club is the only public golf course in the Roanoke Valley. Golfers can see downtown Roanoke and the Mill Mountain Star from the well-maintained greens. But the city's most popular park is about 3 miles south. This park, the Roanoke River Greenway, offers scenic bike paths and wildlife habitats following the Roanoke River. Chandler explains that, once completed, the greenway will connect with the Huckleberry Trail in Christiansburg, about 45 miles away.
Ole Monterey Golf Club is located in the rolling hills of the wonderful Hollins neighborhood.

Roanoke City Public Schools
Students are zoned for Roanoke City Public Schools. They can attend Monterey Elementary School, which receives a B-minus from Niche, before Lucy Addison Middle School, which gets a C. They can finish their public education at William Fleming High School, which gets a C-plus from Niche and offers various clubs, including an Air Force JROTC program.
Lucy Addison Middle School serves grades 6-8.
William Fleming High School is ranked #11,9973 in the national rankings.

Shopping and dining outside Hollins
Aside from a few small markets and shops amid the open space between residences on Hollins Road, there isn’t much shopping or dining in the neighborhood. However, the Valley View Mall and its surrounding stores are about 5 miles west, and downtown Roanoke is about 3 miles south, providing residents with easy access to shopping and dining. Locals can go grocery shopping at the Kroger or Aldi locations about 8 miles west of the neighborhood.
Kids gather to talk sports at the B & C Sports Inc. shop just outside the Hollins neighborhood.
The line may go out the door every day for lunch at Lupita's Tacos just outside of Hollins.

Getting around Hollins
Hollins Road is the neighborhood’s main thoroughfare. It connects to U.S. Route 460, which leads 12 miles west towards Salem and 28 miles east to Bedford. To travel throughout Roanoke via public transport, locals can use the Valley Metro bus, which stops up and down Hollins Road. When it’s time to fly, the Roanoke-Blacksburg Regional Airport is about 6 miles northeast.
Hollins Road leads you into the mountains from the Hollins neighborhood.
