A neighborhood between two waterways
Some of the Roanoke Valley’s most striking natural features surround Kenwood. The neighborhood on the southeastern edge of Roanoke is bordered by Tinker Creek to the east and the Roanoke River to the south. The hilly terrain provides glimpses of what’s beyond the neighborhood, says Amanda Ostrander, a Realtor with MKB Realtors who has worked in Roanoke since 2015. “It has incredible views of the mountain and downtown.” Kenwood is one of the neighborhoods that make up Southeast Roanoke, which is often associated with the blight and poverty that followed the shuttering of a major employer in the ‘50s. However, Kenwood has access to some of the city’s most beloved green spaces, where sports, cycling and festivals are common. “There’s a big sense of pride in the southeast,” Ostrander says.

Enjoying Belmont Park, Tinker Creek
Ostrander says one of Kenwood’s biggest advantages is the proximity to Belmont Park. A third of a mile west of Kenwood, the 23-acre park received updates to its playground, baseball diamond and tennis courts in 2023. Meanwhile, a winding path provides for leisurely walks through oak groves. There are multiple ways for residents to take in the waterfront of the creek and river surrounding the neighborhood. The Tinker Creek Greenway follows the creek of the same name. The greenway eventually crosses the Roanoke River on Kenwood’s south end, totaling a mile of walkable and bikeable trails. Kayakers and tubers can travel about a mile from Kenwood to use a launch point on the opposite bank of Tinker Creek. The greenway connects to Fallon Park. Just north of Kenwood, the park has a swimming pool that's open between June and August and an ADA-accessible playground. Nearly half the park is covered by Virginia's only permanent course for cyclocross, a type of competitive cycling where racers not only bike around a track but occasionally dismount to carry their bikes through obstacles.

Early 20th-century architecture
Most of Kenwood’s homes are compact single-family styles built in the early 1900s. American Foursquares, Craftsman houses and minimal traditional homes typically sit close together on small lawns. Some houses have driveways in the alleys between them; cars park along the curbs in front of other homes. Vacant lots are also scattered about, presenting opportunities for new construction. Southeast Roanoke is known for having some dilapidated homes, but Ostrander says homeowners and community groups are busy fixing them up. “If you go on a drive, they’re getting work done,” she says. “I’d call it an opportunity neighborhood where you can get a very affordable price.” There are are two small apartment communities, but it's a predominantly single-family neighborhood. Prices for move-in-ready homes in the low $100,000s, climbing to the mid-$200,000s for newly renovated houses. That’s lower than typical home prices in Roanoke, where the median price is about $250,000. A small cluster of homes south of Morton Avenue is in a federally-designated flood zone, so homebuyers there are required to buy flood insurance.

Community college pipeline at Patrick Henry High
Kenwood is serviced by Roanoke City Public Schools, a district Niche grades a B-minus. Children can attend Fallon Park Elementary School and John P. Fishwick Middle School, both getting a C-plus from Niche. Teens who graduate from B-rated Patrick Henry High School with a GPA of 2.0 or higher are guaranteed acceptance to Virginia Western Community College in Roanoke.

A quick trip for groceries
Every home is a mile or less from Walmart Neighborhood Market; it’s the only grocery store in Southeast Roanoke, besides a few small corner markets. Other businesses of note are Deals thrift store, Arby’s and Chevran, a furniture maker founded in 1932. Less than 2 miles away, River Park Shopping Center in Vinton houses a Big Lots and DownHome Pharmacy. Boutique restaurants and museums are just over a mile away in Downtown Roanoke. The congregation at Waverly Place Baptist Church, the neighborhood’s sole house of worship, has been active since the 1920s.

Seasonal events at Belmont Park
Belmont Park creates a sense of community for Southeast Roanoke by acting as a gathering place, Ostrander says. I Heart SE, a community organization that runs a newsletter for Southeast Roanoke, puts on events in the park such as a Trunk or Treat Block Party around Halloween. A DJ plays live music while neighbors give out candy from their parked cars. I Heart SE partners with Roanoke Public Libraries to hold the Belmont Spring Festival in May at the Belmont Branch Library adjacent Belmont Park. Kids get their faces painted and sink their teeth into sticky cotton candy. There are also yoga session the entire family can join.

Driving, catching the bus on Dale Avenue
Kenwood’s compact layout and sidewalk-lined streets make walking possible, but there’s not much to walk to. Drivers can take Dale Avenue to Downtown Roanoke or Vinton, both about 2 miles away. The city’s Valley Metro bus stops along Dale Avenue as it travels between downtown and Vinton, but stops only happen once an hour.
