Though originally settled in the 1700s for its fertile land around Crystal Spring, South Roanoke didn’t develop into the vibrant enclave it’s known as today until the early 20th century. “This is one of the most sought-after neighborhoods in the city,” says Steve Eller, a Realtor with Lichtenstein Rowan Realtors who has sold several homes in the area. “It feels like its own little village just 10 minutes outside of downtown Roanoke. You can walk to the river, Mill Mountain and a bunch of locally owned restaurants.” To the north, the Roanoke River bisects River’s Edge Park, a 28-acre green space with numerous sports facilities and access to the 10-mile Roanoke River Greenway. Helicopters whir as they land at Carilion Roanoke Memorial Hospital, which also borders the waterway. Locals can hike up Mill Mountain Park’s 1,703-foot-tall peak to reach the world’s largest free-standing, man-made star. Stand-alone grocery stores and coffee shops are tucked between bungalows in the neighborhood, and big-box retailers in Tanglewood Mall and Towers Shopping Center are minutes away by car.

Houses built in the early 1900s line the gridded, sidewalk-lined roads between McClanahan and 29th streets. Red-brick American Foursquares sit on 10,000-square-foot lots dotted with red maple trees. Winding cobblestone walkways lead to three-bedroom bungalows. Hilly cul-de-sacs and dead-end streets in the neighborhood’s southern region were developed between the 1940s and 1950s. Carilion Roanoke Memorial Hospital is one of the city's top employers
Towering over Belleview Avenue, Carilion Roanoke Memorial Hospital’s 14-story red-brick building and an all-glass addition contain 718 beds, a children’s unit and the region’s only Level I trauma center. It’s also one of Roanoke’s top employers, providing over 10,000 jobs across several clinics and the downtown campus. “Doctors want to live within five to 10 minutes of Carilion when they’re on call, so South Roanoke is where a lot of them live,” Eller says.

Mill Mountain Park hiking or youth sports at River’s Edge Park
Fern Park on Jefferson Street has picnic tables, a small playground and numerous hiking routes. Hickory and sycamore trees shade the park’s Big Sunny Trail, which offers a mile-and-a-half trek to the 560-acre Mill Mountain Park. Once there, hikers can continue their journey up the looped 3-mile Star Trail, leading to the red, white and blue Roanoke Star and its Roanoke Valley views. Black bears, pythons and 170 other animals roam around their enclosures at the Mill Mountain Zoo, also located in the park.
A concrete bridge passes over the Roanoke River, connecting River’s Edge Park’s two sections. The ding of a bat and the cheers of a crowd can be heard at the park’s baseball diamond, and referee whistles fill the air on fall Saturday mornings at the youth soccer fields. The paved Roanoke River Greenway is accessible here, joining numerous other waterside recreational hubs together, like the canoe launch at Smith Park less than a mile west. Locals bring camping chairs and blankets to the park to watch the Fourth of July fireworks show for the annual Freedom Festival, which includes food trucks, live music and bounce houses.

Children here can attend Crystal Spring Elementary School, which is located at the neighborhood’s core and has a B grade from Niche, and then continue to B-minus-graded James Madison Middle School. Lastly, students may go to B-graded Patrick Henry High School, where they can follow pathway programs in education or engineering, thanks to a partnership with Virginia Western Community College.

Over 50 stores and chain restaurants like Burlington and Buffalo Wild Wings fill Tanglewood Mall, less than 2 miles away on Electric Road. “Shopping centers in Roanoke are slowly becoming emptier, but Towers and Tangle still have a lot of stores,” says Eller. “They’re very convenient to live near for that reason.”

A walkable neighborhood with easy access to I-581 and the Roanoke Amtrak Station
South Roanoke is walkable but it’s also convenient for several other types of travel. Franklin Road connects the neighborhood to downtown Roanoke, less than 3 miles north. Here, residents will find museums, steakhouses and the Roanoke Amtrak Station, which follows the Northeast Regional Route to cities like Washington, D.C., and Boston. Numerous Valley Metro bus stops are along Franklin Road and McClanahan Street. Interstate 581 runs to Roanoke-Blacksburg Regional Airport 8 miles north and to downtown Blacksburg about 40 miles south.
