Rochelle Park is a small suburb less than 20 miles from Manhattan that sits close to major highways. “We enjoy the charm and closeness of a small-town community — with beautiful parks, great schools, houses of worship and community events — while also being just a short drive or bus ride away from the 'city life' in Manhattan,” says Anne Ryan, a real estate associate at Coldwell Banker Realty who has lived in Rochelle Park for 30 years and has sold homes here for eight years. “From a real estate perspective, it's such a pleasure to introduce new buyers to the area. Because I know firsthand how much they’re going to enjoy living here.”

Fixer-uppers start at around $465,000

Most of Rochelle Park’s many Cape Cods, American Foursquares and colonials have small front yards. Sidewalks line both sides of the neighborhood’s streets. Small houses that need major renovations or updating occasionally dip as low as $465,000. Most homes max out at around $860,000, but homes can occasionally climb as high as $1.1 million. Homes here are in high demand and spend an average of 34 days on the market, lower than the national average of 49 days.

Advanced Placement at Hackensack High

Most children begin their education at Midland School, which teaches pre-kindergarten through eighth grade and earns a B-minus from Niche. Ryan says that having one school for all these grades, as well as active clubs and programs, fosters deep bonds and a sense of community among families. When they’re ready to enter high school, students move on to Hackensack High School, which Niche gives a B. The school is known for its extensive Advanced Placement program and offers extracurriculars like creative writing, robotics and model UN clubs.

Highway access, daily commutes to NYC and a local hospital

Rochelle Park has easy access to state Routes 17 and 4, Garden State Parkway and Interstate 80. The 18-mile drive to Manhattan takes 30 minutes or more, depending on traffic. “Many of our residents, including my husband, commute to New York City daily,” Ryan says. Hackensack University Medical Center is less than 3 miles away.

Biking and hiking at Saddle River County Park, public athletic spaces

Saddle River County Park’s 596 acres are particularly popular for the long biking and hiking path that stretches along Saddle River. “A round-trip ride stretches over 14 miles,” Ryan says. The park follows the river from Rochelle Park to Ridgewood and also offers a playground as well as basketball and tennis courts. Some residents enjoy fishing in the river or pond. Nearby, Rochelle Swim Club has an outdoor swimming pool open only to members. Carlock Field’s AstroTurf field hosts many local baseball and soccer games and practices.

Abundant restaurants and Westfield Garden State Plaza

Rochelle Park's restaurants offer a wide range of cuisines. “When it comes to dining, we’re spoiled,” Ryan says. “One of my personal favorites is Woodstone Pizza Bar & Grill. Of course, we also have familiar places like Longhorn Steakhouse and Outback, plus sushi spots, Thai food, Mexican and Cuban food, pizzerias, delis, bagel shops, and more.” Some of the neighborhood’s other most popular spots include Nanni Ristorante and El Asadero Mexican Grill, which is known for its lively atmosphere and cowboy-centric décor, with wagon rides for kids and a mechanical bull outside. Westfield Garden State Plaza is less than a mile away, offering shopping from major retailers like Nordstrom and Macy’s alongside a movie theater. There’s also an IKEA nearby. BJ’s Wholesale Club and H Mart are right outside the mall, but there’s also a ShopRite closer to Rochelle Park.

Rochelle Park Day, movie nights and summer camp for local kids

The annual Rochelle Park Day is one of the neighborhood’s most popular events. “It’s just a day for the community to get together,” Ryan says. “There’s rides and games and booths with local businesses, as well as community support.” It’s not the only activity Rochelle Park puts together, though — not by a long shot. Ryan says the recreation department is active for a small town, hosting movie nights, sports and more. The town also has a popular summer camp for kids."My kids went through the programs, and it was wonderful," Ryan says. "It’s reasonably priced and the children get a lot out of it.” The summer camp lasts nearly a month and is open to kindergarten through sixth grade. People who don’t live in Rochelle Park can enroll their children, but residents pay less.

Some parts of Rochelle Park are in a floodplain

Parts of Rochelle Park are in flood zones, especially the northern portion of the area between the river and Sprout Brook, both of which can overflow due to heavy rains. Overall, about 32 percent of the neighborhood is in a floodplain. There’s a river gauging station in nearby Lodi, and storm management systems are in place to help reduce flooding.
