In Elton Hills, gabled churches and modest homes dating back to the mid-20th century line quiet streets. In many ways, little has changed in this Rochester neighborhood since its inception. Commuters can reach the city’s downtown—and the Mayo Clinic’s headquarters—in under 3 miles, or about 10 minutes by car. Some even bike or travel on foot. “I’ve actually walked home from the Mayo Clinic and I lived in the neighborhood,” says LeeAnn Martin, a Realtor at Keller Williams Integrity Realty who has more than 25 years of experience selling in Elton Hills. Over 40,000 Rochester locals are employed by the hospital—in positions ranging from physicians to administrative staff. The Clinic is a part of Rochester and Elton Hills’ culture, even sponsoring citywide events like Thursdays Downtown in the summer or the Social-ICE in the winter.
Modest ranch-style houses, split-levels and bi-levels
Most homes in Elton Hills are between 40 and 60 years old, and ranch-style houses, bi-level and split-level are among the most common architectural designs found here. They sit on wide, gently sloped streets, and oak leaves cover sidewalks in the fall. This average build year “Is primarily between 1965 and I’d say the 1980s are the most recent [homes] if you can find something that new,” says Martin. Sale prices start in the mid-$200,000s and reach up to $375,000, and lots typically fall under a quarter acre. In Elton Hills, yards have enough room for backyard fire pits or even makeshift ice rinks in the winter. Locals have plenty of practice when it comes to shoveling snow, as the region gets around 50 inches annually. Two-car garages protect vehicles from winter storms.

Public and private schools within walking distance
For many students in Elton Hills, schools are accessible on foot rather than by yellow bus. Kids can walk the few blocks to Elton Hills Elementary, which earns a B-minus on Niche. The next stop is the C-plus-rated John Adams Middle School, and then to John Marshall High, which has a B rating. JM upperclassmen hoping to gain career experience can pursue research-based mentorships at the Mayo Clinic, and others work with select teachers on independent studies. The neighborhood is also home to Rochester Central Lutheran School (RCLS), an A-plus-rated Christian school for kids in prekindergarten through eighth grade.
John Marshall Senior High serves 1,573 students in grades 8-12.

Playgrounds, athletic fields and hockey rinks in the winter
During midday recess and after the final bell rings, kids play on the bright blue and green playground outside Elton Hills Elementary. There’s also a basketball court in Elton Hills Park, and baseball and soccer fields in Lutheran Park. To the north, Elton Hills Run Park features paved walking and biking trails lined with pyramid sculptures designed by local artist Sébastien Richer. “The bike trails will take you all the way to downtown and beyond,” says Martin. Realtor Andrew Atwood agrees, noting, “The city is pushing very hard to make it more walkable and bike-friendly,” and millions have been invested into the Discovery Walk project along 2nd Avenue. There’s plenty of parking at Riverview West Park, where wide-open fields beside the Zumbro River have become the go-to for frisbee, flag football and family field days. During Rochester’s chilly winters, locals can head to the outdoor skating rinks in Allendale Park or Viking Park for pickup hockey games.

Hy-Vee Grocery and outdoor beer gardens
There are two Hy-Vee Grocery Stores within a 2-mile radius of Elton Hills: one to the north along 37th Street, and the other to the south in Barlow Plaza. U.S. Highway 52 to the west of the neighborhood is lined with car dealerships, motels and Mexican restaurants like Los Dos Amigos. Little Thistle Brewing Co., which is housed in an old trucking garage, is accessible via bike path and serves rice lagers and amber ales in the outdoor beer garden. The brewery hosts a rotating selection of food trucks and weekly trivia games. Middle East Restaurant on Elton Hills Drive, meanwhile, serves shawarma, samosas and stuffed grape leaves to diners in a colorful interior.
HyVee is a popular place for Elton Hills residents to do their weekly shop.

Free concert series, lectures on medical history and city-wide support for the arts
Free outdoor concerts are scheduled throughout Rochester during the summer months. FORWARD Park Concerts, which is sponsored by the Mayo Clinic, draws families with packed coolers and picnic blankets to Allendale Park. Closer to downtown, there’s also the Riverside Music Series beside the Zumbro. Kids splash in the Peace Plaza fountain on sunny days, and vendors set up under tents for “Thursdays Downtown” in June, July and August. The Mayo Clinic also hosts free educational lectures on medical history in the Siebens Building, and volunteer-led art tours, which highlight the Dale Chihuly glass sculpture in the Gonda Building. In general, Nathaniel Nelson, co-owner at Pop’s Art Theatre on 6th Avenue, says the city is supportive of the arts, from the multi-media exhibits inside the Rochester Art Center to live musicals at the Rochester Civic Theatre.
Commutes by car, bike and Rochester Public Transit
Elton Hills residents who work in Downtown Rochester — about 3 miles south via Elton Hills Drive and Broadway — tend to drive cars or, weather permitting, commute by bicycle. Drivers know to keep an eye out for snowy season parking restrictions, and traffic picks up between 7:30 and 8:30 in the morning along Elton Hills Drive, according to Martin. “It’s very busy,” she says, adding, “You can’t cross the street during busy hours. We're growing, so it's not like you're ever going to have a quiet part of the day, as far as that street goes.” According to the Realtor, Rochester Public Transit is a helpful tool for commuters, and the bus ride downtown takes about 10 minutes. Mayo Clinic shuttles carry patients and employees between St. Mary’s and the hospital’s Methodist Campus. From Elton Hills, it takes about 15 minutes to reach the Rochester International Airport by way of Highway 63, and American Airlines and Delta fly to Chicago and Minneapolis/St. Paul, respectively.
