Cul-de-sacs, ice rinks and Sunday morning services on the outskirts of Downtown Rochester
Freezing winters in Rochester's John Adam's neighborhood means thermal-lined outfits, pick-up hockey games in Allendale Park and a cup of hot cocoa after the sun goes down. Here, 1970s and '80s-era homes populate shady cul-de-sacs just 3 miles north of the Mayo Clinic's downtown campus and about a mile from IBM's Rochester Technology Campus. Despite pockets of big-box retail centers along U.S. Highway 63 to the west and along 37th Street to the north, the neighborhood has remained primarily residential. "There's not a lot of traffic, so it's a great neighborhood for families. It's quiet," says Nancy Britson, Director of Congregational Life at the Mount Olive Lutheran Church on 18th Avenue. There are also several other churches within a few blocks' radius—namely Emmanuel Baptist across the street and Rochester Seventh-day Adventist, nearby. It's not uncommon to see folks chatting outside after a Sunday morning service before then heading to lunch. In the summer, long after the ice melts and the rink is clear in Allendale Park, families pack picnics and folding chairs for free outdoor concerts sponsored by the Mayo Clinic.
Mid-century and late 20th-century homes on compact lots
The vast majority of homes in John Adams were built before 1990 and prospective buyers can choose from styles characteristic of the '70s and '80s, like split-levels, bi-levels and ranch-styles. Prices range from around $200,000 to $400,000, with properties at the higher end of the spectrum boasting remodeled kitchens and finished basements. Two-car garages and driveway basketball hoops are common here and, although lot sizes are relatively compact — less than a quarter acre — some residents invest in above-ground swimming pools or backyard swing sets.

The PSEO program at John Marshall High School
Britson points to the quality — and quantity — of schools in the neighborhood, noting, "I drive by at least three schools on my way to work." Elton Hills Elementary, which earns a B-minus on the educational review site Niche, is for kids in prekindergarten through fifth grade. John Adams Middle School, has a C-plus rating, and is within walking distance for most. The last stop in the public school pipeline is John Marshall High, which Niche gives a B grade. Some upperclassmen receive college credit through the high school's Postsecondary Enrollment Options (PSEO) program, and JM also offers diverse electives like Indigenous Languages & Culture through the Ethnic Studies department and Anthropology through the Social Studies department.
John Marshall Senior High serves 1,573 students in grades 8-12.
Elton Hills Elementary serves 398 students in PK-5.

Big box retail, chain restaurants and guacamole made fresh
About five minutes from the John Adams community, off of Marketplace Drive, box stores like Target and The Home Depot sit adjacent to chain restaurants like Applebee's, Panera and Five Guys. More recent additions to the neighborhood include Los Arcos Kitchen & Cantina, known for their table-side guacamole service and chimichangas. Britson also recommends the sushi at Ichi Tokyo and Flapdoodles has homemade ice cream flavors like Goose Tracks and Cookie Monster. Hy-Vee is the local go-to for groceries, and band kids can get their instruments repaired or purchase sheet music at The Music Mart down the street.

Hockey in Allendale Park, Art4Trails in Elton Hills Run Park, swimming at Foster-Arend Beach
Throughout Rochester—and Minnesota, in general—local park fields are flooded come wintertime to create hockey rinks. Kids lace up their skates in the Allendale Park's warming house and dogs leave behind pawprints in the snow. There's also a playground and plenty of open field space for games of kickball or flag football. Woodside Park borders IBM's campus to the west and the paved trails at Elton Hills Run Park to the east are lined with pyramid sculptures, part of Rochester's Art4Trails public art initiative. From Memorial Day through Labor Day, there are inflatable water slides at Foster-Arend Beach, where the city tests the lake water regularly to determine if it’s safe for swimming.
Allendale Park also has a warming house for winter ice hockey.
Elton Hills Run Park is home to the "Pyramide" art installation by Sebastien Richer.

FORWARD Park Concerts and blockbuster movies
Over the course of six weeks in the summer, six public parks throughout Rochester — including Allendale Park — host FORWARD Park Concerts. Admission is free and families bring coolers packed with drinks and sandwiches. Food trucks arrive shortly before the music starts and Rochester Public Library's traveling bookmobile will sometimes make an appearance. About 5 minutes away along 37th Street, catch the latest blockbuster at CMX Chateau or spend a rainy afternoon at Bowlocity Entertainment Center. It has laser tag, arcade games and 24 bowling lanes.
Downtown Rochester less than 10 minutes away
Downtown Rochester's shopping, restaurants and event centers are less than 10 minutes — about 3 miles — from John Adams along Elton Hills Drive and Broadway Avenue. Public buses are limited within the neighborhood but select routes travel down Highway 63 and stop near Elton Hills Run Park. The Mayo Clinic has maintained a presence, adding jobs to Rochester's economy since the late 19th century and the proximity of the hospital's Saint Mary's and Methodist campuses also means that emergency medical care is never more than a few minutes' drive away. It takes less than an hour and a half to travel to Minneapolis or Saint Paul via Highway 52, and the Twin Cities are also accessible via direct flight from Rochester's tiny international airport.
