Century-old homes shaded by trees
Although many of the homes in Kutzky Park date back to a similar era, around the 1920s and ‘30s, no two look quite the same. “It’s a very, very unique mix of homes,” says Atwood. There are Cape Cods, bungalows and Tudor-inspired cottages with front-facing chimneys and steep, storybook-esque gables. Mature trees shade the sidewalks and shed their colorful leaves come fall, and garages sit at the end of long shared driveways. Sale prices in Kutzky Park range from around $250,000 to $450,000. While homes and condo units in the Community Land Trust, often sell for under $200,000. Lots are relatively compact, often spanning less than 7,000 square feet, so there’s enough room for decorative shrubs, but kids will need to take games of tag to neighborhood parks.
A namesake park, walking trails and lakefront beaches
In Kutzky Park and Kutzky Park East, visitors will find paved walking trails, tennis courts and baseball diamonds. Cook Park is also a go-to for outdoor recreation options. Locals look forward to the carnival rides, barn exhibits and funnel cakes at the Olmsted County Fair in July. Pop’s Art Theater screens indie releases on 6th Avenue, and the Kutzky Park Neighborhood Association plans annual potlucks and park clean-ups. Kutzky Park students can enroll in the Rochester Public School District, where elementary options include Elton Hills to the north and Folwell to the south. After 5th Grade, options include John Adams Middle and Willow Creek Middle, both of which received C-plus grades, and high schoolers attend the B-rated John Marshall Senior High or the A-minus-rated Mayor Senior High. Through the P-TECH 535 program, students are able to receive their high school and associate’s degrees at the same time. Pathways include practical nursing — where teens gain onsite experience via a partnership with the Mayo Clinic — and information technology, through which they can build connections at IBM. Rochester Public Schools also have a free summer meal program for kids under 18, and adults can stop by designated locations for breakfasts and lunches at reduced prices.A mile walk downtown, the Twin Cities in an hour and a half
Downtown Rochester is less than a mile — about 20 minutes on foot — from Kutzky Park, and public buses stop regularly along 2nd Street. Transit schedules are more limited on the weekends. “It’s so easy to get everywhere from [the neighborhood],” says Atwood, also noting that “any time of day the traffic moves pretty fast.” There’s plenty of street parking in the Kutzky Park neighborhood, although permits are required. Residents keep an eye out for restrictions during the snowy season to make room for plows and emergency evacuation routes. About 10 miles — or 15 minutes — away from the neighborhood is Rochester International Airport, and American and Delta Airlines fly direct to Chicago and Minneapolis. It takes about an hour and a half to travel to the Twin Cities via car.
