The Manor
A mix of mid-century and contemporary homes on cozy lots
"The Manor mostly came to be in the 1960s and ‘70s,” says Aaron Jones, of Coldwell Banker, and a varied selection of housing has developed over the last 60 or so years. Ranch-style houses, split-levels, bi-levels and new traditionals are among the most common, and prices can fall between $250,000 and around $550,000. In the neighborhood’s older sections, detached garages sit at the end of long driveways, whereas newer homes—built in the early 2000s and beyond have attached two-car garages and gabled roofs. Streets here are on the hillier side, and “Some of the lots are cozy, so you can really get to know your neighbors,” says Gehrt.Specialized electives at John Marshall High and elementary options a walk away
Starting in prekindergarten, students living in The Manor can attend Bishop Elementary, which earns a B grade on Niche. The school is within walking distance for many, whereas the C-plus-rated John Adams Middle is a 5-mile drive away. John Marshall High School, meanwhile, has a B-plus Niche grade and a range of electives, everything from Indigenous Language and Culture to Cabinetry and Advanced Woodworking. Rochester Public Schools also offer comprehensive CTECH options, including Agriculture, Engineering and Teaching as a Profession, preparing students for life post-graduation. Also within the neighborhood, Rochester Montessori School has just over 200 students in grades prekindergarten through nine.Sledding, walking trails and swimming in local parks
Down the street from Judd Park, locally renowned for its sledding hill, residents can walk to Manor Park to find a playground and baseball field. Those living in the northern half of the neighborhood throw frisbees or play tag in Diamond Ridge Park, and Jones also points to Cascade Lake Park, about 2 miles away. Drivers will find plenty of parking spots, but it's also accessible via Rochester’s intersecting network of paved trails, which extend more than 85 miles throughout the metro area. Cascade Lake Park has several playgrounds for kids of all age groups, and pathways are lined with wildflowers and open-air xylophones. There’s no lifeguard on duty at the lake, but the water is tested every week to make sure it’s safe for swimmers. The park’s newly built amphitheater hosts outdoor concerts during the summer. Nearby, members of Rochester Golf & Country Club can enjoy amenities like an outdoor swimming pool, fitness center and dining room.Bars and breweries up Circle Drive
Retail options like Costco Wholesale, Aldi and Goodwill are about 2 miles from The Manor up Circle Drive. There are also eateries like Smoak BBQ, where meat is smoked Texas-style, and menu items include brisket fries and mac n cheese bites. Diners can play cornhole and jenga on the outdoor, turf-lined patio. Across the street, Rooster’s Barn & Grill serves breakfast starting at 7 am, and locals stop by later in the day for classic bar fare and games of pool. LTS Brewing Company, meanwhile, makes craft beer and soda in-house, and drinks are paired with shareable pizzas.Rochester history at the Days of Yesteryear Festival
At the Days of Yesteryear Festival, an annual event sponsored by the Mechanical History Roundtable, families can watch live oat threshing, sawmill and broom-making demonstrations outside the Ralph Stoppel Farmstead. Visitors to the History Center of Olmsted County can also stop by the Hadley Valley Schoolhouse, built in the late 1800s, or check out the museum’s collection of material artifacts, many of which can be traced back to the Mayo Clinic’s early days. Spectators also flock to Mary Jane Schmidt Field in the summertime to watch the Roosters play vintage baseball.Mayo Clinic transit, Highway 52 to the Twin Cities and DMC
Mayo Clinic’s St. Mary’s Campus is about 3 miles from The Manor, and the hospital’s downtown Methodist Campus is 4 miles away. Both are accessible via Rochester Public Transit Route 408, which stops regularly throughout the neighborhood. Clinic patients and employees can also take advantage of the free shuttle service between hospital buildings. Downtown skyways and underground walkways mean pedestrians can avoid Minnesota cold. The city’s small airport is about 10 miles from downtown along U.S. Highway 52, which also connects drivers to the Twin Cities 80 miles north. According to Jones, a $5 billion redevelopment project called Destination Medical Center (DMC) is set to dramatically alter Rochester’s landscape in coming years, adding features like curb-free streets to aid wheelchair accessibility.
