Swillburg
Locals dine at Swillburger on South Clinton Avenue
Folks can stroll to South Clinton Avenue and stop by one of several restaurants and bars. The Playhouse is an arcade and bar, a family-friendly spot to play some games or grab a smashburger with chili cheese tots at the in-house restaurant Swillburger. A few doors down is Bookeater, a unique café and bookstore selling coffees, teas and breakfast sandwiches to pair with bestsellers in a calm, unassuming interior great for reading. The Rochester Beer & Park is further up the road in the South Wedge neighborhood. “Beer Park is probably one of the coolest things we’ve ever had in the area,” says Daniel Jones, a real estate agent with 9 years of experience in the greater Rochester area. “They’ve got food trucks in there, an open-style bar and more than 50 beer taps. They’ve got a whole area outside that’s dedicated to yard games, and it’s got a West Coast feel to it.” The spot’s food trucks and décor make it feel like dining in a California trailer park community, part of its warm ambiance. Also in South Wedge is Abundance Food Co-op, offering a variety of organic, locally sourced produce and one of the nearest grocery options close to Swillburg.Otto Henderburg Park is the neighborhood's main green space
Many of Swillburg’s green spaces are small gardens maintained by Swillburg Neighborhood Association volunteers. Charette Garden is a modest, blooming plot dedicated to a late resident on the South Clinton Avenue and Fountain Street intersection. The Bloom Garden is another small allotment with patches of flowers and bright green shrubbery that greets folks as they enter Swillburg from the Monroe Avenue and Pembrose Street intersection. Farther south is Otto Henderburg Square Park, a community park with a walking path, gazebo and benches. It's also famous for being the site of a home owned by Cab and Blanche Calloway, two titans of jazz music. A historical plaque now sits in the park to commemorate the pair and their longstanding legacy in music. Labyrinth Garden is larger than the other gardens and takes up the corner between Henrietta Street and Pappert Place. Flora and fauna grow on either side of the garden's snaking paved path, giving it a mazelike appearance when walking through. To the southwest is Highland Park, a botanical garden stretching over 150 acres.Renovated 19th-century homes
Home values range from $150,000 to $300,000, varying by square footage and remodel status. Most of the neighborhood’s original homes, established in 1890, are available, often remodeled and averaging about 1,200 square feet. Styles include American Foursquares and smaller cottages with open porches. A slim majority of Swillburg residents are renters, and duplex options are available. “Though there are lots of renters, it’s slowly becoming more owner-occupied in Swillburg,” says Andrew Hannan, a Realtor with Keller Williams with over 9 years of experience in the area. Due to the neighborhood’s history as a pig farm, the streets here are winding and compact, unlike most parts of Rochester. Sidewalk space is consistent throughout the twenty blocks that make up the neighborhood. Moderate tree cover makes for shady walks around town, and though attached garages are a popular home feature, it’s still normal to see cars parked on curbs.Community spirit in Swillburg
Swillburg has long been a community shaped by its most passionate residents. In the 1960s, the city planned to expand the Interstate 390 expressway with a new segment running down the middle of Swillburg. The government bought dozens of properties to clear out space for this project. It took the tireless efforts of local organizers petitioning and speaking out at city council meetings to halt this project for good and preserve the neighborhood as it stands today. Nowadays, the Swillburg Neighborhood Association hosts events like the annual Pig Party, where locals can head to Otto Henderburg Square Park to socialize, listen to live jazz music and eat barbecue while their young ones enjoy kid-friendly activities. Organizations like the South Clinton Merchants Association set up events supporting local businesses along the South Clinton Avenue corridor. There’s South Clinton Goes Batty, a Halloween festival where kids can do face painting and play in a bounce house while adults can shop or grab food from the vendors down the street. Over in Highland Park is the yearly Rochester Lilac Festival, which takes place each May. “Everybody comes from around the world to see the lilacs in bloom,” says Jones. “People from all around flood our area, the vendors kill it there, and the live music concerts are always a big hit.”Nearby Rochester city schools
The neighborhood falls under the Rochester City School District’s South Zone, with options like School 35 Pinnacle; for kindergarten through sixth-grade learners. Students can also attend the Anna Murray-Douglass Academy, halfway between Swillburg and the Genesee River. Both schools have a C-minus overall rating on Niche. Anna Murray-Douglass Academy partners with the Greater Rochester Health Foundation and The Center for Youth to support its students. Students can then attend James Monroe High School, which has a C-rating.Cloe to I-490 for highway access
Commuters can reach the employers of Downtown Rochester in under 2 miles along South Clinton Avenue. There’s also quick access to the Inner Loop expressway for greater Rochester area access. Rochester RTS buses also run along South Clinton Avenue for public transit options into downtown. The Frederick Douglass Greater Rochester International Airport is 6 miles west of Swillburg for domestic or international flights.
