Despite its size, Rockaway offers an extensive park system with a wealth of outdoor recreation alongside shopping, dining and quieter residential streets. As an older community, Rockaway has homes from across the decades — ranch-style and hi-ranch homes from the 1970s, Cape Cods built in the 1950s, bungalows and cottages built in the 1920s and a variety of American Foursquare or farmhouse-style houses that sometimes date into the late 1800s. It makes for an incredibly varied streetscape where no two houses are the same. Although Rockaway has a river running through its center, there aren’t many waterfront homes in the neighborhood; there are a few with waterfront views, but they’re separated from the river by a street. Homes that need renovations can start as low as $380,000 and most houses max out at around $750,000, though there are a handful of large, renovated homes that occasionally sell for as much as $900,000.

Rockaway Borough and Morris Hills schools

The Rockaway Borough School District has a B-minus on Niche and has a student-to-teacher ratio of 9-to-1. It has just two schools; Lincoln Elementary School, which teaches pre-kindergarten through third grade, and Thomas Jefferson Middle School, which teaches fourth through eighth grade. Both schools have B-minuses. High schoolers attend Morris Hills High School, which Niche gives an A and lists among the top 10 public high schools in Morris County. The school belongs to the Morris Hills Regional School District, which has an A-plus and is listed as the third-best district in Morris County.

Kayaking and canoeing on the Rockaway River

At the heart of Rockaway, Jackson Avenue River Park has walking trails and small scenic waterfalls where residents love to relax. There’s fishing, kayaking and canoeing on the river, making it the focal point of recreation in Rockaway. The park is also a popular spot to watch the trains that pass through the park. Donatoni Park has a playground alongside its baseball and soccer fields. Smaller parks with playgrounds and an athletic court or two also pepper the neighborhood.

A little downtown, abundant restaurants

Rockaway has a little walkable downtown full of local shops and restaurants with quaint exteriors. Anthony’s Pizzeria & Family Restaurant is a go-to for Italian food and Tavern on the Rocks is a popular dive bar with killer fries. Some of Rockaway’s most popular spots, though, are outside of the little downtown, stretched further along East Main Street or on U.S. Route 46. Lynette DeLisa, a Realtor at Realty Executives who has been selling homes in Rockaway Township for 10 years, says Missy’s Main Street Café is a great breakfast place. Riviera Maya Mexican Restaurant is known for its margaritas and fajitas, and Caffé NaVona has live music on the outside patio every night except Sunday. For groceries, there’s an ALDI along Route 46.

Christmas tree lighting, sports teams

Rockaway has a popular tree lighting ceremony in December that even Santa shows up to. The event also features music and caroling, hot cocoa and plenty of other sweet treats. Throughout the rest of the year, the borough’s Parks and Recreation Department offers sports leagues, including soccer, baseball, swim team, cheerleading and more.

Easy highway access, local masjid and nearby hospitals

Route 46 runs through Rockaway, and the neighborhood has easy access to Interstate 80. The 37-mile drive to Manhattan can take anywhere from 45 minutes to an hour and a half, depending on traffic. Rockaway is halfway between two commuter rail stations — Dover Station and Denville Station, both of which are just under 3 miles away. The commute to Manhattan on the trains takes about an hour and 20 minutes. The Islamic Center of Morris County is a large masjid at the center of Rockaway. Saint Claire’s Denville Hospital is about 3 miles away and Saint Claire’s Dover Hospital is about 4 miles away.

According to First Street, a climate risk data organization, Rockaway has a moderate risk of flooding. The site reports that this usually impacts infrastructure like streets instead of homes, and the borough’s website indicates this is usually due to overflowing storm drains when water levels in the river are high. New Jersey occasionally gets tropical storms, bringing a moderate risk of high winds.
