Small suburb close to the Rocklin’s downtown district
At the north end of the Sacramento metro area, the small, established Rocklin suburb of Mission Hills is sought-after for its spacious lots and highly rated schools. Many residents stay for decades, though, inspiring new construction on the neighborhood's east side. Nearby parks are plentiful, small streams run along residential streets, and local restaurants are within walking distance, just south in the town’s downtown corridor. Mission Hills has few entry and exit points, so through traffic is kept to a minimum; the peace and quiet here are occasionally disrupted by the sounds of passing trains.

Late 20th-century homes and newer developments on spacious lots
Residential development began in the late 1970s and early ‘80s on the neighborhood's west side, with brick-built ranch-style homes and a few Tudor Revival-style properties. In the early 2000s and 2020s, more homes were built on the east side, including Mediterranean Revival-style homes with barrel-tile roofs and arched doorways. Quarter-acre lots and professional landscaping are common here, and many homeowners opt for a garden of low-water plantings instead of a grass lawn. Most homes here have three to five bedrooms and sell for between $500,000 and $1 million, depending on the home’s age and how recently it’s been renovated; some recently built homes with more than 4,000 square feet can range from $1.5 million to $1.9 million.
An active passenger train runs along the neighborhood’s east edge, and a second rail runs through the community, though it’s not as active. “If you don’t like trains, there are a couple of areas where the housing backs up to a track,” says Susan Richards-Slavik, a real estate agent who sells homes in the area for Coldwell Banker Realty. You need an experienced agent to show you how to avoid that. Some people love the trains, but other people don’t want that noise.”

Nearby public schools scoring in the A range
Rocklin Elementary is home to the district’s Gifted and Talented Education (GATE) program, which allows students to take field trips to local institutions like the Crocker Art Museum and the Powerhouse Science Center. Spring View Middle offers the Eagle Exploration elective, which teaches journalism skills while incorporating mindfulness and creative writing lessons. At Rocklin High, students can continue journalism classes or enroll in career technical education pathways like computer science, video production or sports medicine. All three schools earn an A from Niche.

Nearby parks and planned renovations to the Sunset Whitney Recreation Area
Gayaldo Park is a small community space on the neighborhood’s east side, with a large playground. The nearby Johnston-Springview Park includes a disc golf course, skate park and volleyball court, and is home to the Tri-City Little League organization. Quarry Park, located a mile away in downtown Rocklin, is known for its outdoor adventure zone, which includes a rope course, a zip line and rock-climbing facilities.
Sunset Whitney Recreation Area is just north of Mission Hills; in 2022, the city approved a plan to renovate this 184-acre former golf course, building mountain bike riding trails, a playground, basketball courts and a veteran’s memorial. As of spring 2024, the city was in talks with contractors to finish the site design, and construction could begin as early as winter 2024.

Local restaurants just south on Pacific Street
About a mile south, Pacific Street in downtown Rocklin is lined with specialty shops like Wilderness Archery Inc, and local fast-casual restaurants. Mezcalito Oaxacan Cuisine is a popular spot for Mexican food, while Granite Rock Grill serves classic diner fare until 2 p.m. The nearby Shred Beer Company is a locally owned brewery serving craft brews like the Hella Bier, a German-style Helles Lager. Safeway is the nearest grocery store, about 2 miles away. Large shopping centers are about 4 miles away in Roseville, including the Galleria Mall, anchored by Macy’s and Nordstrom.

Lined by train tracks, a few miles west of Interstate 80
For some, proximity to the highway is a major draw. “The area doesn’t have a prominent main industry,” Richards-Slavik says. "Many people who live in the area work in Sacramento and Roseville.” Interstate 80 is about 2 miles east, leading 6 miles south to Roseville and 23 miles to Sacramento. About a mile south, the Rocklin Amtrak station is a hub for the Capitol Corridor Train, a commuter rail that runs through Sacramento to San Jose. The nearest bus stop is less than a mile away on Pacific Street; Placer County Transit’s Route 20 bus stops here, running between Rocklin and Lincoln. Sutter Roseville Medical Center is about 4 miles away. Major airports are located in Sacramento, including Sacramento McClellan Airport, 15 miles away and the Sacramento International Airport, 28 miles away.
Holiday events and concerts held in Quarry Park
Quarry Park is Rocklin's main gathering space. In December, the city organizes an annual tree-lighting ceremony at the park, which features craft vendors, food trucks, and live music. The park’s amphitheater also hosts concerts from touring musicians and other live performers throughout the year.
