Situated in northwest Rocklin, about 22 miles northeast of Sacramento, Stanford Ranch offers homes with regionally competitive prices surrounded by holistic amenities. “It’s a really safe and tight-knit community,” says Broker Associate Megan Laherrere of Realty One Group Complete, who’s sold in Placer County since 2003. “It’s got a lot of parks, a lot of great schools in the area, and lots of restaurants and shopping nearby. Many people are relocating there from the San Francisco Bay Area for a better, more affordable lifestyle. It’s only a few hours away, but it’s a day-and-night difference in terms of housing prices.”

Competitively priced Northern California homes
Stanford Ranch emerged as a prominent Sacramento suburb in the mid-to-late 1990s when most of its houses were built. Over 10,000 people live in the area today, mainly in Mediterranean Revival homes with clay roofs and stucco facades. Some ranch-style, Cape Cod, Colonial Revival, Craftsman and Prairie-style builds appear in the community as well. Most homes are arranged on dense, winding, sidewalk-lined streets with light foliage. Floor plans tend to be slightly larger than the national norm, while lots average just under one-sixth of an acre. Price tags start in the low $500,000s for three-bedroom ramblers over 1,200 square feet. The average homebuyer will spend about $700,000, which might buy a four-bedroom home with a three-car garage and over 2,600 square feet. Home prices peak at around $1.1 million for four-bedroom homes over 3,700 square feet with private pools.

Home to several top-rated public schools
Kids in Stanford Ranch are zoned for several schools in the Rocklin Unified School District. Most operate within the neighborhood, including the centrally located Breen Elementary School, which Niche gives an A-minus. Students at Breen and other nearby elementary schools progress to Granite Oaks Middle School in the neighborhood’s northwest section. It has an A from Niche, as does Rocklin High, about ½ mile south. About 2,200 teens attend Rocklin High, where they can pursue career pathways like computer science, photography and sports medicine. Across the street, Victory High School — rated a B-minus — offers alternative education to fewer than 100 students.

From Little League games to fireworks displays
Outdoor recreation is a common pastime for Stanford Ranch residents. Twin Oaks Park is the community’s largest public green space, home to seven variously sized baseball diamonds. Locals who prefer basketball, tennis or soccer will find themselves at home here, too. “There are always lots of sports happening over there, with Rocklin Little League and soccer always being played in the fields,” Laherrere says. “The park also has a big ‘Celebrate America’ fireworks show every Fourth of July.” She adds that the nearby Kathy Lund Community Park is “a big one” during the summer, thanks to its splash pad.

Centrally located restaurants and retail
Two shopping centers operate at Stanford Ranch’s heart, offering conveniently located businesses. Visitors can pick up groceries at Save Mart, get their semi-yearly cleaning at the dentist’s office or make their morning Starbucks runs. Sit-down meals can be found at Taqueria Roberto, a locally owned Mexican joint, and CJ’s Pizza Bar and Grill, where locals often watch the big game. Laherrere says residents sometimes venture about 1 mile west of the community to Bennett’s Westside Grill for “really good filets and nice signature cocktails. It’s a little bit high-end but has the feel of a smaller setting.” She adds that Pink Martini California Kitchen & Cocktails, just south of Bennett’s, is popular during the summer for its outdoor seating and live music.

About 30 minutes from downtown Sacramento
State Route 65 isn’t far west of Stanford Ranch, while Interstate 80 is about 3 miles south. Barring traffic, drivers typically have about a half-hour commute to downtown Sacramento. The Placer County Transit Agency also operates public buses in the area, with several stops along Sunset Boulevard, just west of Stanford Ranch.
