View Pointe represents a well-rounded section of Rodeo full of a solid selection of single-story homes and in a location that offers access to a well-regarded public school system. It’s got plenty of open spaces.”

The lots in View Pointe are usually at least about 5,600 square feet, enough for front and back lawn space. Manrique, who has been selling for more than 20 years, says that the chances of getting a single-story home here are high, which is different from other pockets of the Bay Area, where multi-story constructions are predominant. Most of the homes here have Craftsman styling, and floor plans of between 1,200 square feet and 1,800 square feet. These houses sit along winding residential corridors, some of which offer views of the region’s hills. Manrique says that price tags here start around $750,000, for an entry-level option and reach around $1 million for a custom home.

Distinguished high school offers technical education programs
Students in View Pointe can enter the John Swett Unified School District, which carries a B-minus overall grade on Niche. Rodeo Hills Elementary is first in students’ progressions, a school that carries a C-plus overall grade on Niche. Rodeo Hill Elementary has a full-time mindfulness teacher on site, providing 30-minute weekly sessions to every class in the school. Students can then progress to Carquinez Middle School, which carries a B-minus grade on Niche and has a student-teacher ratio of 15-to-1. John Swett High has been recognized as a California Distinguished School and has a career and technical education program with courses in advanced welding and fabrication, construction, computer-assisted design/drafting, machine technology, electrical engineering and industrial maintenance.

Viewpointe Park draws visitors with trails and sports courts
Among View Pointe’s marks is that it’s an active community, Manrique says. Viewpointe Park runs through the neighborhood, totaling about 21 acres. “There’s a lot of walking, biking and jogging activity,” Manrique says. The park features a trail, a playground, a ball field and a basketball court. The neighborhood streets are walkable, too, lined with sidewalks for those who simply want to take a stroll around the block.

Restaurants and international markets are within walking distance
The Willow Shopping Grand Ave Center is within reasonable walking distance for many of View Pointe’s residents, a conveniently close spot to grab food. Among the options here is Mazatlan, a Mexican restaurant whose burritos are well-liked. The shopping center also features a Nepalese and Indian grocery store called Everest Grocery, an Indian and Pakistani spot called Zaiqa Restaurant, and chains like Starbucks and Burger King.

Hercules Hub will add multiple transit options to View Pointe
Commuters in View Pointe can hop on I-80 to get to San Francisco in a trip of just about 26 miles. There are multiple Western Contra Costa Transit Authority bus stops around the neighborhood as well. Manrique says there’s a big transportation development on the way, too, in the form of the Hercules Hub. The Hercules Hub is an ongoing intermodal transportation project that will include a new Capitol Corridor train station, bus routes, bike and walking paths and a ferry.
A home in View Pointe places so much at your fingertips, with even more on the way. This is a section of the Bay Area that carries broad appeal.
