Country living south of downtown Spartanburg
Planted south of Spartanburg's city center, the rural community of Roebuck has long lured buyers looking for spacious living at a slower pace. While this enclave is primarily residential, commuters traveling into the city for work have easy access to highways and interstates. At the same time, large fields and lush wooded areas make driving to and from home pleasurable. Residents lean conservative and enjoy that the enclave is friendly, but not too small-town for privacy. "Everybody does their own thing. It's not like a little town where I got my hair cut, and my neighbor knows it before I even get home. It's warm and friendly, but you have your own peace," says Coldwell Banker Caine Realtor Jennifer Winney.

New Colonial Revival homes on over an acre of land
Homebuyers will find plenty of ranch styles and one to two-story traditionals in Roebuck, but also some bungalows and farmhouse styles, and brand-new Colonial Revivals. "You get more for your money," says Anthony West, Realtor at Keller Williams Realty. "The lots are much larger versus areas closer to the city, where you'd find much smaller lots for the same price." Even newer construction often settles on over an acre of land, though there are some subdivisions where homes are closer together, like those on Stonecrest Drive. Whether established or new, properties typically range from the $200,000s to the upper $300,000s. Starting points for a home under or just around 1,000 square feet that needs a little love and care might begin in the mid to high $100,000s.

Students may filter into Dorman High School from Fairforest and Gable or RP Dawkins Middle schools. A quick bite at Uncle Berto's Burritos
True to rural living, retail and hospitals are a hike from Roebuck. There is a Food Lion and Dollar General just over 3 miles south off U.S. Highway 221. Several local and chain eateries surround them, including Grille 221 and Uncle Berto's Burritos. The vibe is vintage in Grille 221, which has checkerboard floors and vinyl seating. The diner's juicy burgers and hot dogs with a side of fries or tater tots come served on a paper plate. Uncle Berto's Burritos provides another fast-casual option with a full-service salsa bar. For cute boutiques and coffee shops, locals can head 5 miles south to downtown Spartanburg. Hub City Bookstores, where shoppers are sometimes greeted at the door by Zora the cat, is a favorite for casual perusing of new releases and old classics. The Hillcrest community, 8 or so miles north, has a shopping center off East Main Street with popular chains from Marshalls to Petco and Five and Below. The "rainforest" at Hatcher Garden and Woodland Preserve
Roebuck doesn't have its own designated green space, but it is a short drive to several Spartanburg's city parks, including Linville Hills Park. Just over 2 miles north, the park offers a paved trail, playground and a beginner-friendly disc golf course. Hatcher Garden and Woodland Preserve is 9 miles south, and according to Michelle Manion, a Keller Williams Realtor, it is worth the hike: "It's almost like a rainforest. It has hundreds of different types of plants, and there are little benches you can stop and sit on along the way. There's also a pavilion where they do yoga and other community events." Spartanburg's weather is mostly accommodating year-round. "Summer is going to be hot and humid. But we typically have a mild winter," Winney says. "We get storms, but they are not severe."
