In northwest Georgia, a small town began developing in the early 1800s on the slopes of seven hills and the banks of three rivers. The rolling views at the base of the Appalachian Mountains earned this town the name of Rome — and since its early years, the tiny community has become the largest city in Floyd County. "We're in a perfect triangle between Chattanooga, Atlanta and Birmingham," says resident Andy Kight, a Realtor with Toles, Temple & Wright Inc. Real Estate. "There's an extremely vibrant downtown scene and an active community. It's only growing from here." Rome has a population of about 38,000 and operates as the county seat. Many residents are employed in the city in healthcare and education, though Kight notes that since COVID, many also work from home.
The Labyrinth of Rome truly captivates visitors and has become a beloved favorite among tourists.

A focus on new subdivisions in Rome's outskirts
Single-family homes in Rome sell for a median of $250,000, lower than the national median. In the city's center near downtown, midcentury homes line tree-shaded streets. Larger, more contemporary properties are found on the outskirts, where Rome's suburbs sprawl. "There are hundreds of new homes being built in brand-new subdivisions," Kight says. "We have more single-family homes than anything else. Our percentage of condos and townhomes is very small."

Games with the Rome Emperors
The Rome-Floyd Parks and Recreation Authority maintains 27 parks and recreation centers. Ridge Ferry Park, on the banks of the Oostanaula River, is one of the most popular green spaces because of its access to water and an outdoor concert venue. It's also the site of the Rome Farmers Market, open to the public from early June to late September. "Kayaking and paddleboarding are big pastimes. We have a lot of river activity," Kight says. "The Heritage Trail System is nearly 14 miles long." Sports tourism has brought millions in revenue here, too. The city is home to the Rome Emperors baseball team, the High-A affiliate of the Atlanta Braves. Barron Stadium and the Rome Tennis Center — one of the largest tennis centers in the country — have been the sites for several championships over the years.

A parading of paws during Schnauzerfest
The city experiences hot summers and mild winters. Flooding is always a risk on the riverfront, but Kight says it's not a pressing issue. First Fridays brings live musical acts and food vendors to the central Town Green from June to September, while the Rome International Film Festival screens independent movies that thousands come to watch. October, in particular, draws an unexpected sight. "It started as a joke, but we have this event called Schnauzerfest. You know, the tiny dogs? Now we have people flying in from all across the country to bring their Schnauzers to meet up for a weekend-long party," Kight says. "I went downtown for lunch one day when it was happening, and everyone had a dog in a stroller."
