Rosamond is an urban oasis in the Mojave Desert. At the end of the 19th century, gold mines brought settlers seeking their fortune in the Antelope Valley. After the rush faded, Rosamond quickly developed into a military community near the Edwards Air Force Base, an innovative campus that draws soldiers and aircraft engineers alike. Surrounded by mountains, Rosamond residents have attractive houses and a high desert landscape between Los Angeles and Bakersfield. “The beauty of Rosamond is that you can get something a little bigger and a little newer than in Los Angeles County,” says Adrian Rissling, an Antelope Valley local and Realtor at RE/MAX All-Pro. “If you want a parcel on 20 acres, you can get that in Rosamond.”
Acreage on desert lots and a nearby Air Force base
Houses sit on flat, sandy lots with green shrubs and mountain views. This city is attractive to those seeking acreage or farmland for agriculture. The most common architectural styles include Craftsman, Spanish Revival and ranch-style homes from the 21st century. The median price of single-family homes in Rosamond is $430,000, slightly more than the national median. Prices are also significantly lower than median values across California. “People live here because it’s inexpensive,” says Blanca Gonzalez, a Property Manager at Desert Oasis Mobile Estates. “We’re in Kern County, which is much less expensive than Los Angeles County and Lancaster.”
The Edwards Air Force Base is home to over 11,000 people, including military personnel and civilians. The base is famous for developing groundbreaking aircraft, such as the Space Shuttle. The Bell X-1 broke the sound barrier at this facility in 1947, bringing international acclaim. “The majority of people are military types from out of state that work at Edwards Air Force Base,” Rissling says. Aerospace and defense companies, like Lockheed Martin and Northrop Grumman, also play a significant role with locations in neighboring cities.

Rosamond Boulevard to taverns and markets
While Rosamond does not have a traditional downtown, there are plenty of taverns and supermarkets, such as Albertsons and Grocery Outlet. Most establishments are on Rosamond Boulevard, a thoroughfare that cuts through the center of town. Local dining options include Mexican eateries, diners and Italian restaurants. Lancaster is another city with more retail and dining options about 13 miles south, like the Antelope Valley Mall.

Racing enthusiasts head to Willow Springs
The Willow Springs International Raceway features seven racetracks hosting NASCAR, Trans Am and SCAA Super Tour Races. Residents can rent supercharged sports cars for racing lessons, and the facility’s driving club invites members to try Porsches on the track. Connected to a steakhouse, Diamond Jim’s Casino offers games like blackjack and Texas Hold ’em. Windswept Ranch is a petting zoo where visitors can see and feed animals, such as reindeer, camels and zebras.

Rosamond Park features two baseball diamonds, basketball courts and a skatepark. The Rosamond Community Pool is a public swimming area next to the tennis courts in Jim Williford Community Park. Residents can also travel to nature areas such as Red Rock Canyon State Park, a 27,000-acre recreation area with natural rock formations and desert hiking trails. Angeles National Forest is about 30 miles south.

The Southern Kern Unified School District earns a C from Niche and serves over 3,500 students. The district serves two elementary schools, a middle school and a high school. The Aerospace Highway to Los Angeles and Bakersfield
While the city is primarily car-dependent, Kern Transit and Antelope Valley Transit Authority (AVTA) provide bus service to Rosamond. “A lot of people commute to Los Angeles. There are only a few bus routes to Palmdale and Bakersfield, so people don’t use public transportation as much,” Gonzalez says.
California Route 14, also known as the Aerospace Highway, heads toward Bakersfield, about 72 miles north. Los Angeles is about 82 miles south. The Palmdale Transportation Center (PTC) is about 22 miles north, with a Metrolink commuter rail servicing Los Angeles, Orange and San Bernadino. The Hollywood Burbank Airport (BUR) makes domestic flights, and the Los Angeles International Airport (LAX) offers worldwide travel.
Kern County's crime trends and Rosamond's semiarid summers
As one of the largest counties in California, Kern County experiences crime. In 2023, property crime in Kern County decreased by 16%, while violent crime increased by 14%. Property crime also decreased statewide, while violent crime increased. CAP Index scores show higher activity around California Route 14, but most areas have an average score. "It's very quiet, and there isn't much crime in Rosamond compared to other areas," Gonzalez says.
Rosamond has a semiarid climate with hot, dry summers that can reach 100°F. While forest fires are less common, brush fires can burn acres of grass and cause property damage. Earthquakes have also occurred in Kern County.
