This quiet, convenient Fairfax County community attracts D.C. commuters
Located in suburban Fairfax County just south of Interstate 495 and 5 miles west of Old Town Alexandria, Rose Hill is described by local resident Rhonda Perry as a diverse, welcoming area that offers larger lot sizes and lower prices compared to neighboring communities. At the same time, residents have a quick drive or Metro ride to Old Town and Washington, D.C. “We chose this area because my husband can leave the house and be at his desk at the Pentagon in under half an hour — parking, Metro and all,” says Perry, who is a Realtor at Samson Properties. “We’re so close to all these commuter locations. I feel like we’re undervalued for what we have.”

Brick ramblers are Rose Hill’s distinctive style
Rose Hill’s median home price is about $695,000, significantly higher than the national median. The community’s civic association newsletter, the Rose Hill Rambler, is a nod to the area’s most popular housing style, but there are some larger Dutch Colonials and contemporary homes as well. “It’s a great place for a first-time homebuyer or someone downsizing,” Perry says. "You have a lot of one-levels or one-levels with basements and these big old 1950s lots, which is rare because land is so valuable." Buyers can also find condos and groupings of townhouses built between the 1970s and ‘90s.

Park and ride from Huntington and Franconia-Springfield Metro stations
Rose Hill is located between the Huntington and Franconia-Springfield Metro stations, so commuters can park at either one and ride to Old Town, Ronald Reagan Washington National Airport, the Pentagon and the National Mall. Drivers can take 495 onto either I-395 or I-295 into D.C. The federal government is the largest employer in the D.C. metro area, though Perry has found that many people who come to Rose Hill for government work wind up staying for private-sector jobs. According to the CAP Index, Rose Hill has a crime score of 3, just below the national average of 4.
Spanish immersion at Rose Hill Elementary
Fairfax County Public Schools serves Rose Hill. The district has about 183,000 students and an overall A grade from Niche. The area has several elementary schools, among them the B-rated Rose Hill Elementary School, which offers a dual-language immersion program in which students can take courses in both Spanish and English. “By the time they leave sixth grade, they can speak Spanish,” Perry says. "They don’t even have to think about it." Students often continue to A-minus-rated Mark Twain Middle School and B-rated Thomas Edison High School.

A Chesapeake Bay-themed splash pad and playground
The Franconia District Recreation Area has a Chesapeake Bay-themed splashpad and accessible playground within walking distance for many Rose Hill residents. At Our Special Harbor Spray Park, water sprays from pirate ships, lighthouses and even the bay’s mythical sea creature, Chessie. The recreation area also has a walking trail, tennis and pickleball courts, and baseball fields. The community gathers here for events, such as the free Franconia Nights Concert Series at the outdoor amphitheater. The public, 18-hole Greendale Golf Course borders the park along Telegraph Road. Just south, Huntley Meadows Park has trails amid preserved forest and boardwalks through marshy areas where visitors can spot local wildlife like blue herons and beavers.

Errands at Rose Hill Plaza and dining in Old Town
The Rose Hill Plaza shopping center is within walking distance of many homes in the area, and it currently has a grocery store, a gym and a pharmacy, among other businesses. There’s also a post office and bank just next to the plaza off Franconia Road. There are plans to redevelop the plaza into a mixed-use apartment complex with fewer stores, though the proposal has received some pushback in the community. “A lot of people don’t want the density of an apartment complex there,” Perry says. For more local shopping and dining along the Potomac River, Old Town Alexandria is about 5 miles east. Inova Alexandria Hospital is one of several medical facilities nearby.
