Roseland is a vibrant neighborhood surrounded by Latin-American culture about 2 miles from the center of sunny Santa Rosa, a laid-back city in Sonoma County. Compared to other markets in the Bay Area, Roseland has an older housing stock with fixer-uppers and investment potential. Around 60% of its population is Latino. As a result, this neighborhood offers traditional markets, community gardens and unique eateries like the Mitote Food Park, a central venue for food trucks and lively festivals. "This is one of the city's most diverse areas. They have a Cinco de Mayo celebration, and families can go to the Mitote Food Park on the weekends," says Lita Gonzalez, an area local and Realtor at Coldwell Banker Realty in nearby Petaluma. "It has changed a lot since I started 20 years ago. People have moved in and fixed up the homes, which has allowed more people to move in."
Roseland is located close to big-box shopping across Highway 101 and downtown Santa Rosa at the 3rd Street exit.

Fixer-uppers and brand-new construction
Houses in Roseland sit on flat, fenced-in lots with balmy gardens and palm trees. This neighborhood features Craftsman and ranch-style homes built around the 1950s. Many areas, such as the Paseo Vista Subdivision, have attached two-story homes built in the 2020s with monthly HOA fees of around $150. Single-family home prices range from $450,000 to $800,000. Manufactured homes in areas like the Roseland Mobile Home Park cost between $50,000 and $200,000. "The condition of the homes is a big factor. Many of them are fixer-uppers, and some are not under conventional financing," Gonzalez says.

This neighborhood’s diverse establishments bring life to Sebastopol Road, a commercial district with Latino restaurants and Spanish-style shopping centers. No landmark may be more significant than the Mitote Food Park, a vibrant courtyard with authentic food trucks and spacious outdoor seating. Sazon Authentic Peruvian Cuisine is a family owned, counter-serve eatery that serves Peruvian seafood dishes and empanadas. Roseland also features supermarkets like Foodmaxx and Rancho Mendoza Supermercado.

Festivals and events in Roseland
Roseland is blooming with community events. The Roseland Cinco de Mayo Festival celebrates Mexican American heritage in May with craft vendors and mariachi performances in the Mitote Food Park. Residents can also attend the Roseland Community Festival, a bilingual block party in October that features live music, art and activities for kids.
Award-winning and high-ranking Sonoma County schools
Robert L. Stevens Elementary School earns a B grade from Niche and is ranked No. 1 among diverse schools in Sonoma County according to the Smarter Balanced Assessment Consortium (SBAC) test. While Roseland Acceleration Middle School does not have an available Niche score, it offers an accelerated learning environment for students to collaborate and develop their skills. Elsie Allen High School receives a C-plus with award-winning drama and agricultural programs.

CityBus, Shulz Airport and Highway 101 to San Francisco
The Santa Rosa CityBus is the city's public transit with 17 fixed routes and stops throughout Roseland on Sebastopol Road. San Francisco is roughly 55 miles south of Roseland on U.S. Highway 101. Properties along U.S. 101 and Sebastopol Road may experience higher traffic noise levels. Santa Rosa's airport, the Charles M. Schulz–Sonoma County Airport, provides domestic passenger flights around 10 miles north.
