Brookewater has new homes and resort-style amenities
Brookewater is a growing master-planned community in Rosenberg that appeals to buyers seeking resort-style living. The neighborhood has New Traditional homes from several builders and exclusive access to a large pool and a lazy river, among other amenities. Students are zoned for a highly rated school district, and there are tons of places to eat and shop in the greater Rosenberg area. For a taste of big-city life, Houston is about 40 miles away down Interstate 69.
What buyers can pay for the community's New Traditional houses
Brookewater's houses are being built by eight companies: Ashton Woods, DRB Homes, Chesmar, David Weekley Homes, Perry Homes, Taylor Morrison, Highland Homes and Westin Homes. Though the area does not have a target completion year, there are slated to be around 2,400 homes in the community. The first phase of development saw the construction of about 450 single-family homes, with more on the way.
The community's New Traditional properties can be 40-60 feet wide, depending on the builder, and they come in several different designs. "People like it for the flexibility," says Roberta Meggs, a Realtor with Keller Williams Realty Southwest. There are single-story and two-story options, usually with three to five bedrooms. Open-concept kitchens can include quartz countertops, large islands and walk-in pantries, and many homes have covered patios. Energy-efficient features like tankless water heaters and insulated windows are built into many homes. Even though homes can be close to one another, there is little noise in the neighborhood, Meggs says. Prices range from the lower $300,000s to the lower $600,000s, making the neighborhood more expensive than nearby communities like Emberly and Beasley. HOA fees are $100 per month.
You can float down a lazy river or head to a nearby nature park
The community has an exclusive resort-style pool and lazy river, and residents are welcome to fish in the neighborhood lake. There's also a playground, a picnic pavilion and an event lawn for parties and other special occasions. More amenities are coming: Residents will have more than 200 acres of green space and trails to explore once construction is finished, appealing to those who love being outdoors. "There are a lot of people out walking," Meggs says.
In the greater Rosenberg area, Seabourne Creek Nature Park provides three fishing piers and a popular disc golf course, and is part of the Great Texas Coastal Birding Trail. Sunset Park, near the heart of the city, has a space-themed playground and several sports courts.
Students fall under a highly rated school district
Brookewater is part of the highly rated Lamar Consolidated Independent School District. Terry High School juniors and seniors have the opportunity to take specialty classes at the district's Career & Technical Education Center, including graphic design, drones and culinary arts. Holy Rosary Catholic School, in downtown Rosenberg, is a highly rated private option.
Drivers can take Interstate 69 to Houston
Residents of this car-dependent community can easily hop on Interstate 69/U.S. Highway 59 to reach downtown Rosenberg, less than 10 miles away, a drive that takes approximately 10- to 15-minute drive. Houston is roughly 40 miles out, a commute that can take 45-80 minutes in rush hour traffic.

Residents looking for a sit-down meal can visit the greater Rosenberg area for barbecue, Cajun and Mexican food. You can try places like:

The neighborhood is close to a variety of annual events, including the Fort Bend County Fair and Rodeo, which comes to Rosenberg each fall. Concerts and carnival rides headline the fair. The area hosts a large Fourth of July celebration each year, capped by a fireworks show, and its Magical Winter Lights event is one of the largest of its kind in the country, bringing more than 60 lantern displays and a ton of family-friendly activities to the area.
