Bianchi Estates offers room to spread out on the outskirts of Roseville
Bianchi Estates is located just outside city boundaries on the west side of Roseville, offering sprawling lots with a more rural feel within minutes of suburban amenities. “A lot of our neighbors have horses; several have livestock like goats,” says Marc Silva, an associate broker with Hilton Properties and a resident of Bianchi Estates. “A lot actually have chickens, which is quite the luxury with egg prices these days.” Most ranch-style properties date to the late-20th century, with a small pocket of tract-style new construction in the southeast corner. Though the neighborhood doesn’t have its own public parks or shopping, playgrounds are just across the city border, close to highly rated schools, and there’s a grocery store less than a mile away. Surrounded by open space and countryside, Bianchi Estates’ quiet, peaceful streetscapes earn the neighborhood a CAP Index Crime Score of 2 out of 10, compared to a national score of 4.

Ranch-style homes on sprawling lots, plus some recent construction
Late-20th-century ranch-style homes make up most of Bianchi Estates, set on sprawling lots with long gated driveways. Prices generally depend on acreage, with half-acre parcels ranging from $600,000 to $800,000 and full-acre parcels ranging from $800,000 to $1.2 million. Multi-acre properties are in the highest demand and rarely go back on the market; bidding wars for these properties can drive prices up, ranging from $1.2 million to $1.8 million. Brady Vineyards, a new gated community next to the Father’s House Roseville Church in the neighborhood’s southeast corner, began adding new traditional homes on narrow lots in 2023. Properties feature between three and five bedrooms, with prices ranging from $600,000 to $850,000.
The neighborhood’s location outside city boundaries can affect utility pricing. “Baseline Road is the border,” Silva says. “On the other side of that street, everyone’s all on Roseville city utilities and Roseville electric, which is a third of the price we pay. On our side of the road, it’s unincorporated Placer County utilities.” Much of the neighborhood is under severe fire risk; there’s a Placer County Fire Station within the neighborhood, which serves the community during emergencies. Some homes have minor to moderate flood risk, though most homes are unaffected, and flood insurance generally isn’t required.
Multi-acre properties in Bianchi Estates are in highest demand and can result in bidding wars when hitting the market.

Local schools score in the A and B range
Heritage Oak Elementary, located about a mile north, earns an A-minus from Niche. Silverado Middle earns a B-plus. The A-rated Woodcreek High has over 50 after-school activities, including a competitive speech and debate team, a pickleball club and Model United Nations. In addition to extracurriculars, students can enroll in construction, commercial music and graphic design classes.
Heritage Oak Elementary School provides quality education.

A short distance from playgrounds, athletic fields and a golf course
Since Bianchi Estates exists just outside of Roseville city boundaries, there aren’t any public parks within the neighborhood. Small neighborhood parks just north of the neighborhood include Wanish Park, which offers playgrounds and athletic fields next to Heritage Oak Elementary, and Elliott Park, which has picnic areas and a basketball court. The Morgan Creek Golf Club is a public 18-hole golf course just south of the neighborhood.

There’s a grocery store close by, plus a small selection of local eateries
A few miles away, there's a small commercial area centered on the intersection of Foothills Boulevard and Baseline Road. Here, there’s a Bel Air grocery store, Walgreens and Starbucks. El Azteca Taqueria has served Mexican food in the area since 1997, while Grand Asian N Cajun is known for its seafood boils.
Bianchi Estates is just minutes from stores like Walgreens.
Families from Bianchi Estates have the option of two Starbucks and a Dutch Brothers just down the road.

Commuting to Sacramento by bus, light rail, or using the interstate
The nearest Interstate 80 interchange is less than 5 miles away, and downtown Sacramento is less than 25 miles away. Roseville Transit bus routes stop along the neighborhood’s borders. The Roseville Amtrak Station, a few miles away, is served by the Capitol Corridor, a commuter rail that runs from Auburn to San Jose. Sutter Roseville Medical Center is less than 10 miles away, and Sacramento International Airport is about 20 miles away.
The Amtrak Station is minutes east of Bianchi Estates and provides convenient commute options to the residents of Roseville.
Public transportation is available for the residents of Bianchi Estates along the main roads that boarder the neighborhood.

Social events are held at the nearby Roseville Elks Lodge
Just on the neighborhood’s east edge is Roseville Elks Lodge, a local chapter of the fraternal organization called the Benevolent and Protective Order of Elks. The lodge hosts events and social gatherings for members and guests, including holiday celebrations like a Mother’s Day Brunch in May and biweekly Bingo Nights.
