Set on the west side of Roseville, the suburban community of Market Side was established in 2019, and construction of homes and more is still ongoing. Jan Byouk Park is expected to open in early 2025, but meanwhile, area parks offer nearby green space and playgrounds. Rex Fortune Elementary opened here in fall 2023, and local restaurants are popping up near the neighborhood. Roseville is set in the San Joaquin Valley, which is known for having poor air quality due to wildfire smoke and other small particle pollutants. Still, major highways and Roseville shopping centers are several miles away, so the vibe here is calm and quiet; Market Side earns a CAP Index crime score of 2 out of 10, lower than the national average score of 4.
Recently built subdivisions and newly planted vegetation
Market Side is largely made up of subdivisions of single-family homes, the oldest dating to 2019. New traditional bungalows and multi-story homes feature vinyl siding, white gable trim, and prominent two-car garages; some also have Spanish-style details like barrel-tile roofs. Lots tend to be small and uniform, planted with young trees. Three- to four-bedroom homes range from $500,000 to $900,000, while some five-bedroom models can sell for $900,000 to $1.1 million. These subdivisions are typically managed by their own Homeowner's Associations, which charge $90 to $140 fees. There are a few exceptions, like the Palisade subdivision, that don't have an HOA.
The Roseville-owned and operated utility infrastructure is a draw for some. "It's a lot more cost-effective," says Spencer Smith, a Realtor with Sotheby's International who lives nearby, "and your water, trash and electricity appear on one bill.”
The Market Side neighborhood consists of multiple tracts of new construction homes.

Newly opened Rex Fortune Elementary and other public schools
Rex Fortune Elementary School opened in 2023 in the center of the neighborhood, and is not yet rated by Niche or GreatSchools. Just north, Barbara Chilton Middle earns an A-minus and offers a range of extracurricular activities, including karaoke and classic movie clubs. A couple of miles away, the A-minus-rated Center High features an esports program with Super Smash Brothers Ultimate and Valorant teams; students interested in pursuing media-based careers can enroll in the school’s Media Communications Academy.
All preteen students are welcome to the Barbara Chilton Middle School in Lincoln, CA.
Oakmont High School is the home of the Vikings.

Accessing Interstate 80, 6 miles away
Locals are 6 miles from Interstate 80, which leads 23 miles to downtown Sacramento. While there aren’t any bus stops inside the neighborhood, Roseville Transit routes stop less than a mile away on Pleasant Grove Boulevard, taking passengers east to the Galleria Mall. Major roads like Vista Grande Boulevard are lined with dedicated bike lanes. Sutter Roseville Medical Center is about 8 miles away, and it's a 19-mile trip to Sacramento International Airport.

Jon Byouk Park under construction as of 2024
In July 2024, the City of Roseville began construction on a new park within Market Side. Slated for completion in early 2025, the 7-acre John Byouk Park will include a playground, swings and a softball field. Nearby green spaces include Mahan Park, which has fitness equipment and a basketball court, and Santucci Park, which offers more playgrounds and a multi-use field. During the area's intense summer heat waves, residents head a few miles away to the Roseville Aquatics Complex, which features an Olympic-size pool and a 150-foot water slide. Several public, 18-hole golf courses are nearby, including Timber Creek Golf Course and Morgan Creek Golf Club.
Kids love the ample paths in and around Market Side's Bear Dog Park.

Neighborhood restaurants in west Roseville
Like most neighborhoods on Roseville’s west side, Market Side is a bit removed from shopping and dining centers, though there’s a CVS right nearby and a Raley’s grocery store about 2 miles away. Local eateries are beginning to pop up within a mile of the neighborhood. According to Jim Bently, a local real estate agent at Guide Real Estate who specializes in the west Roseville area, Kitchen747 was founded by a local who wanted more dining options in west Roseville, and has become popular for its seasonal menu, craft cocktail list and choice of more than 20 craft beers on tap. In the same plaza as Kitchen 747, MoJoe’s Café is a casual neighborhood coffeeshop, and Masa Masa serves Mexican street tacos, specialty burritos and a churro donut. Upscale shopping centers like Galleria Mall and Fountains at Roseville are about 6 miles east, close to I-80.
MoJoe's Cafe and Creamery is one of the best places for a hot cup of joe in Market Side.

City-wide events held downtown
Roseville hosts several city-wide events, including the annual Sylvia Besana Holiday Parade, which has been held at the Vernon Street Town Square since 1961. Named for a beloved former vice principal of Roseville High School, this community parade features floats, dance team performances and craft booths, and Santa Claus himself closes out the festivities.
