It’s what’s inside that counts in Lake Josephine -- inside the neighborhood, that is. Lake Josephine's parks, lakes, shopping and dining spots are all within the neighborhood's boundaries and closer to its 1,000 or so homes than those of most other neighborhoods in the Twin Cities suburb of Roseville. Lake Josephine is laid out with a park in every quadrant and restaurants less than a mile from any home. Roseville and Mounds View public schools are within 2 miles. And, while Lake Josephine is the dominant water attraction anchoring the north end, several smaller ponds can be found around the neighborhood.
“Buyers seek out homes in Roseville for their location close to St. Paul and Minneapolis,” says Scott Rehovsky, a Realtor with Coldwell Banker Realty for 25 years. “Over the years the number of Fortune 500 companies based in the Twin Cities has grown to about 15 today. So, the triangle from Roseville to St. Paul and Minneapolis is a hot spot for homebuyers who want strong public schools and established housing. It's a bonus when they can also find nearby shopping, lakes and recreation.”

Mid- and late-20th-century homes can sell quickly in Lake Josephine
Homes in Lake Josephine are midcentury modern, including brick cottages, ranch-style and split-level homes. Larger homes from the 1980s and '90s often were built with attached garages, while older homes from the 1950s and '60s have detached garages. Streetscapes feature mature trees, few sidewalks and cul de sacs. On average, homes sell within 35 days, while the national average is about 44 days, with updated or renovated properties selling even faster. In the last six months of 2024, about eight homes sold in less than 10 days. One- and two-bedroom condominiums on Hamline Avenue range from about $120,000 to $260,000. Ranch-style homes from the 1950s and '60s have recently sold from about $260,000 to $400,000. Remodeled brick cottages from the 1940s have sold for around $400,000, while Tudor-influenced brick homes have sold for around $600,000.
1950s and 1960s ranch-style homes with detached garages are the most common home style in Lake Josephine.

Students in Lake Josephine can attend school in one of two districts, depending on home address. A-graded Mounds View Public Schools operates three elementary, four middle and three high schools. The district’s Equity Promise offers programs that ensure that race, class and disability will not predict a student’s success. Valentine Hills Elementary, Highview Middle and Mounds View Senior High, with Niche scores of B-plus, A-minus and A, respectively, are highly ranked in the district. Mounds View Senior High reports an average GPA of 3.58 and a 96% graduation rate. A-minus graded Roseville Public Schools earns high scores for its teachers, its diverse student population and its college preparation programs. Emmet D. Williams Elementary has an A-minus Niche grade. Roseville Area Middle has a B grade and offers the Roseville America Indian Education program that promotes cultural awareness and connections between local American Indian students and their families. Roseville Area Senior High is A-graded by Niche and reports a 91% graduation rate.
Roseville Area High School is located in Roseville on the north side of Hwy 36.

Metro Transit bus stops surround most of Lake Josephine
The Twin Cities metro area, including Lake Josephine, is known for its bicycle-friendly roads. Cyclists can head toward downtown St. Paul via paved bicycle lanes on Lexington Avenue, Hamline Avenue and Snelling Avenue or simply ride for fun. Metro Transit bus stops are also located on Snelling Avenue and Woodhill Drive.
The closest highways are Snelling Avenue/State Highway 51 and Minnesota State Highway 36 (MN-36), which border the west and south edges of the neighborhood. Minneapolis-Saint Paul International Airport is 16 miles south of Lake Josephine via I-35E. With mild traffic, drivers can reach it in under 20 minutes. MSP Airport is a hub for Delta Air Lines, Sun Country Airlines and SkyWest Airlines.

Local parks are award-winning and amenity-rich

And beyond having attractive amenities, our parks are known for environmental features that improve the area, like wildlife habitats and ponds that minimize runoff.”
Autumn Grove Park is less than one mile from Lake Josephine. Residents who live between Hamline Avenue and Snelling Avenue are within a half-mile walk of the 6-acre park, which offers lighted tennis courts, sports fields, a playground and picnic areas. Kids will get a kick out of the dirt bike track for beginning bicycle riders. Its paths, banked turns, and small hills can help young riders gain confidence.
Lake Josephine County Park faces the peaceful and pretty lake for which it is named. It features a beach, a pier, a nearby boat launch and other amenities. Several picnic tables are placed across the lawn. A rain garden installed in 2019 captures runoff from the parking lot and provides education about conservation efforts via signage. A dense woods and hiking paths make up Cottontail Park. Its 6 acres give visitors a chance to see wildlife, including foxes, wild turkeys and cottontail rabbits for which the park is named.
Roseville Skating Center sits at the south edge of the neighborhood. In addition to the indoor ice arena, the John Rose Oval is 400-meter speed skating track encircling an additional rink for hockey and other skating. Additionally at the center, there's a 250-yard indoor walking track, often frequented by parents of practicing hockey players.

Central Park offers concerts at the Frank Rog Amphitheater
One of Roseville’s most well-known event destinations is the Frank Rog Amphitheater at Central Park. It's an open-air band shell with seating framed by Bennett Lake.
