A quaint hamlet near the North Shore

It is perhaps fitting that on a map, Roslyn Heights is shaped like a couple of stairs, because living there makes it easy for residents to get where they need to go. Many houses are within walking distance of shopping and restaurants, and commuting from the hamlet or reaching nearby hotspots like Manhasset or North Shore beaches is a breeze. “You’re really minutes from everywhere, but you’re tucked away in your own little private areas,” says John Geldert, an associate broker at Coldwell Banker American Homes who has been selling in the area for about 12 years. Roslyn Heights’ highly rated school districts are also a huge draw, helping children get where they want to be. The community itself is amiable but quiet. “It’s as neighborly as you’d like to make it,” Geldert says. “If you want to come in your driveway, give a quick wave to the neighbor as you go by and never speak to them again, you can do that. If you want to be neighborly and speak to [them] on a daily basis over the fence, you have that option, too. And your neighbors will be respectful of that. They’ll catch that vibe, and they’ll reciprocate in kind.”

Historic Levitt homes and large new traditionals

Roslyn Heights’ houses range from simple Cape Cods to colonials, split-levels and new traditional houses — and what year these houses were built is just as varied as their architecture. “There are old historic homes that are charming,” says Joyce Styne, Director of Sales and Marketing at Laffey International Realty. “One is not exactly like another as a rule.” The hamlet's two tiers have very different homes and price points. In addition to being more urban and having a shorter walking distance to shopping and restaurants, the northern tier is home to Roslyn Heights’ historic district. It typically has single-family homes starting at around $600,000 and rising as high as $1.7 million.



The southern tier, which locals call Country Club, consists of larger, more expensive new traditional homes with a long history of renovations and additions. “Every house in Country Club was a Levitt home and started out looking alike, but you wouldn’t know it today,” Styne says. “There’s been a renaissance. They’re architecturally modern mansions, each so they don’t look alike. I would say the majority have been renovated and are not original.” While these changes have certainly cemented each home’s individuality, they’ve also added space to each home. The original Levitt homes, which is a title given to the thousands of Cape Cods built across Long Island by William Levitt’s real estate company, didn’t have basements, but many homeowners have added the feature during renovations, and new homes built in the area always have them. “Even without basements, the people who have expanded their homes have expanded them to the point that they’re very large, 4,000 or 5,000 square feet,” Styne says. “That compensates for not having a basement.” According to Nina Jean Harris, a licensed real estate salesperson at Signature Premier Properties who has lived nearby for 32 years and has 15 years of experience selling homes here, it’s not uncommon for homebuyers to buy a home for $1 million, knock it down and start fresh with a custom build, a practice that further diversifies the hamlet's architecture. Home prices in this part of Roslyn Heights start on the upper end of $900,000 and easily climb to $3.2 million. The CAP Index crime score is 1 out of 10, which is lower than the national average of 4.

A pathway to the Ivy League

The majority of Roslyn Heights is split between the Roslyn Union Free School District and the East Williston Union Free School District, both of which earn A-pluses from Niche and make its list of the best 10 school districts in New York. “Both districts feed into Ivy Leagues as a matter of routine,” Styne says. The Roslyn UFSD, which Niche lists as the second-best district in the state, serves the northern part of the community. Children here attend Heights School, Roslyn Middle School and Roslyn High School, all of which earn A-pluses. Every classroom in Roslyn High is equipped with a SmartBoard.



The much smaller East Williston UFSD serves the southern portion of the community and consists of just three schools, each of which every student in the district filters through. North Side School, Willets Road School and Wheatley School all earn A-pluses from Niche. Thanks to the district’s small size, student-to-teacher ratios are small in the district, with both Willets Road and Wheatley schools boasting student-to-teacher ratios of 9-to-1.

Commuting on I-95 and the LIRR to Manhattan

Roslyn Heights has easy access to both the Long Island Expressway, also known as Interstate 495, and the Northern State Parkway. Each of its tiers is home to a stop on the Long Island Rail Road, which takes commuters to Manhattan’s Penn Station in about 50 minutes. John F. Kennedy International Airport is 16 miles away.

Ice skating, swimming and golf at Christopher Morley Park

Christopher Morley Park is one of Roslyn Heights’ go-to spots for spending time outside. “It’s a big park; they have ice skating, they have a swimming pool,” Harris says. “It has a dog run, too.” The little dog park, which has separate areas for big and small dogs, tends to get muddy after it rains, so a little extra protection for car seats on the way home may be a good idea. The park is also popular for its golf course, tennis courts and other athletic spaces. Donald Street Park is much smaller, but it’s also popular on hot days thanks to its splash pad. Clark Botanic Gardens has free admission, which makes it a favorite scenic spot for daily walkers, especially when the native trees and flowers are in bloom. According to Harris, Bar Beach is also a frequent stop as the weather heats up because the North Shore beach is only 4 miles away. Nickerson Beach on the South Shore is also only about 25 minutes away. “Before the kids start losing their minds, you’re already pulling up at the beach,” Geldert says.

Dining along Mineola Avenue and Roslyn Road

Roslyn Heights’ main thoroughfares, Mineola Avenue and Roslyn Road, are within walking distance of many homes. They’re lined with a few small businesses, mostly hair or nail salons and auto parts shops, as well as a wide variety of restaurants. Mim’s Restaurant is a local favorite serving American classics, and Styne says that local middle schoolers often cut through a little shopping strip to grab pizza at Carlo’s Pizza of Roslyn on the way home. Green Cactus is the go-to for a burrito, and Ravagh Persian Grill is known for its hummus. Holiday Farms Supermarket provides groceries right in the middle of the hamlet.



The village of Roslyn’s quaint downtown is also about a mile away from the northern tier of Roslyn Heights, offering more shopping and dining options close to home. According to Geldert, the Miracle Mile is also a big draw. Just 2 miles away, the well-known stretch of shops includes the high-end Americana Manhasset shopping mall.

Synagogues host small annual events

Roslyn Heights is a quiet community, so Geldert says its biggest yearly events are little fairs held by local synagogues. There are three Jewish synagogues within walking distance of Roslyn Heights: Temple Sinai of Roslyn, Temple Beth Shalom and Temple Judea.
