Balsam Grove is a quiet mountain community near popular trails

In the early 20th century, while parts of Western North Carolina’s Blue Ridge Mountains were bought by the federal government to turn into Pisgah National Forest, the residents of Balsam Grove refused to sell. Today, this quiet mountain community along the North Fork of the French Broad River is surrounded by protected land. “Balsam Grove is one of the prettiest places you’ll ever see,” says Susan Campbell, a Realtor and broker with Allen Tate/Beverly Hanks who’s sold homes here since 2017. “It’s very small, very rural. You climb up the mountain, and then you have this beautiful open space of land.” State Route 215 passes through the community, where there’s a general store, community center and fire department. The road connects to the Blue Ridge Parkway, where hikers can access Pisgah National Forest’s most popular trails.

Cabins and ranch-style houses surrounded by protected forest

“All along Highway 215 is the Pisgah National Forest,” Campbell says. “It weaves in and out of that road because there are homes that are generational — they maintained their homes while the government bought up others to make them into Pisgah National Forest.” The ranch-style houses, cabins and manufactured homes here sit far apart on at least an acre of forested land with mountain views. Many properties have pond, river or stream access, and some larger properties have pastures for horses and livestock. “The properties in this area are extremely beautiful,” Campbell says. “They tend to be more remote and usually have a little more land to them.” Prices typically range from around $130,000 to $500,000. Undeveloped properties can cost between $20,000 and $180,000, depending on acreage.

Many nearby places for hiking, swimming and fishing

The community is surrounded by Pisgah National Forest, an over 500,000-acre area with trails leading to waterfalls and mountain overlooks. Nearby, the Blue Ridge Parkway is a scenic road with access to some of the forest’s most popular trails, like Graveyard Fields and Black Balsam Knob. Some of the forest’s waterfalls have swimming holes, like Paradise Falls, a deep pool where people can jump off the surrounding cliffs into the water, and Sliding Rock, a natural waterslide. Balsam Lake and Wolf Creek Lake nearby provide more opportunities for water recreation like fishing and kayaking. The North Fork of the French Broad River flows through the community, and though there aren’t public access points, many properties have private fishing access. There’s a full event schedule at Balsam Grove Community Center, including bingo, jam sessions and yard sales. The community center also has a playground for kids.

Kids attend B-rated public schools in Rosman

Kids can attend Rosman Elementary and then go to Rosman Middle; both earn a B from Niche. At the B-rated Rosman High, students can join the Future Business Leaders of America, which runs the Big Orange Boutique on campus. This store sells school-themed clothes and merchandise, and the proceeds fund club activities.

The annual Upper French Broad Riverfest

The Upper French Broad Riverfest has taken place in Rosman each June since 2015. The one-day festival at Champion Park includes river-themed activities and games, plus food trucks, free river tubing and live music.

A scenic drive to Rosman and Brevard

State Route 215 is the primary road through Balsam Grove. “It’s a beautiful drive that way, especially when the fall leaves are turning,” Campbell says. “It’s our own private parkway, if you will.” The narrow road winds between mountains and trees as it descends 10 miles to Rosman. Brevard is about 18 miles away. Houses of worship here include Shoal Creek Church and Woods Memorial Church, and Living Waters is a Christian retreat that hosts summer camps. The overall CAP Index Crime Score is 1 out of 10, lower than the national average of 4. Transylvania Regional Hospital is 20 miles away, and Asheville Regional Airport is a 36-mile drive.

A centrally located general store and nearby restaurants

The Balsam Grove General Store is the community’s only store and gas station. It offers groceries, freshly brewed coffee and boiled peanuts. “If you want to be able to walk to a restaurant, it's not going to be the place for you,” Campbell says. The closest restaurants are about 8 miles away in Rosman, where diners can grab a to-go sandwich at The Dilly Deli or relax with a beer at The Forks of the River Taproom. Grocery stores in Rosman include Jarrett Brothers IGA and La Tienda Mexicana, and more shopping is in Brevard.

Flood risk, especially from large rainstorms

Areas near the North Fork of the French Broad River and creeks are at risk for flooding, especially during large storms. In 2021, Tropical Storm Fred caused flash floods that destroyed buildings and roads, but 2024’s Hurricane Helene, which caused severe damage throughout Western North Carolina, resulted only in power and communication outages. In the weeks after Helene, the Balsam Grove Community Center served hot meals and distributed supplies until power was restored.
