Nesbit Lakes is a socially active neighborhood
Roswell’s Nesbit Lakes is a highly social community where residents can enjoy everything from a poker club and bunco nights to Fourth of July parades at the neighborhood clubhouse. Many of the area's large homes are built for entertaining, with dining rooms that can seat 12 or more people. The neighborhood is also centrally located in the region just north of Atlanta. “It’s kind of right at the junction of Roswell, Johns Creek and Alpharetta,” says David Johnson, a Roswell city councilman familiar with the area. The convenient location gives it easy access to the cities’ numerous shopping areas and other amenities.
Large homes and manicured lawns
Large stucco and brick new traditional homes with manicured lawns line the streets of Nesbit Lakes. There are just over 300 homes in the neighborhood and many are more than 5,000 square feet. Most homes were built in the 1990s, though a few were built in 2019. Homes fronting the neighborhood lakes also have private boat docks. Most homes sell for between $900,000 and $1.4 million.
A-rated public and private schools in the area
The neighborhood is zoned for Fulton County Schools. Hillside Elementary has an A-minus on Niche. Haynes Bridge Middle School and Centennial High School are rated A. Centennial is one of only four high schools in the Fulton County school system offering an International Baccalaureate diploma. Two popular private schools are also nearby – Mount Pisgah Christian School, which serves preschool through 12th grade and has an A-plus on Niche, and Holy Redeemer Catholic School, a K-8 school ranked A-minus.
A lively neighborhood clubhouse and nearby parks
HOA fees help fund the neighborhood's large pool and swim team. The Nesbit Lakes clubhouse also houses a playground, splash pad, fire pits and six tennis courts—some of which can be converted to pickleball courts.
Johnson says Newtown Park in Johns Creek is also popular with residents, many of whom take their children there to play soccer. The park also has other athletic fields, playgrounds, a senior center, a community garden, and a Veterans Memorial Walk. Big Creek Park along Old Alabama Road has many hiking and mountain biking trails. The Alpharetta-Roswell Greenway, a bike trail that extends into both cities, has an entrance at Big Creek Park.
Numerous grocery stores and nearby shopping malls
Several shopping areas sit near the intersection of Old Alabama Road and Haynes Bridge Road. Kroger, Publix and The Fresh Market can all be found there. The area is also home to a local favorite, Senor Patron. “Friday night, you go to Senor Patron’s Mexican restaurant, you’re going to see people you know,” Johnson says. He adds that the neighborhood also has easy access to shopping in downtown Roswell and at Avalon, a mall in Alpharetta.
Heavy school traffic in mornings and afternoons
Nearby schools draw heavy traffic during drop-off and pick-up times. “At certain times of the day, traffic can get heavy and it can get hard to get in and out of the neighborhood,” Johnson says. The city will soon install a traffic light at the entrance of the neighborhood on Nesbit Ferry Road to help with the congestion, he adds. Roswell has also partnered with Johns Creek on a plan to build multiuse trails on Nesbit Ferry Road. “That’s a few years away, but there’s a plan out there to really expand the connectivity of that road,” Johnson says. The neighborhood is close to U.S. Route 19, which leads to Atlanta about 25 miles south.
Nesbit Lake’s CAP Index crime score is 2 out of 10, lower than the national average of 4.
