Round Hill offers a quiet, small-town feel in Western Loudoun County
Rolling farmland shares space with new construction in Round Hill, a quiet town in Western Loudoun County. It sits in the foothills of the Blue Ridge Mountains and maintains a slower pace of life along Route 7, a busy route leading toward Washington, about 52 miles away. “I live in the perfect spot that’s close to Route 7 and Purcellville, where the stores are. It’s close to a post office, and it’s eight minutes to my daughter’s school,” says Amy Franzen, a longtime resident and Realtor with Pearson Smith Realty. “It’s also close to the Appalachian Trail and to things like wineries and breweries, so it’s just kind of a great central location for a little bit of everything.” With small-town amenities set against the natural landscapes of Virginia Hunt Country, Round Hill is a peaceful pocket of Northern Virginia.
Housing options range from ranch-style homes to newer constructions
The town offers a wide range of housing styles and options. “In the older part of Round Hill, I call it the rambler neighborhood, are the older brick-style homes. Then on the street where I live, there are actually homes built around 2011,” Franzen says. “There’s a newer home community across the street from us, so it is a little bit of everything.” Common finds include Cape Cod and ranch-style homes, along with newer Colonial Revival and neo-traditional builds.
In the Round Hill Historic District, Victorian and Colonial Revival-inspired homes date to the late 19th and early 20th centuries. The median lot size is just under half an acre. Prices for older homes typically range from $490,000 to $710,000, while more recent construction sells for $630,000 to $1.1 million. Townhouses fetch between $440,000 and $500,000. The town's CAP Index Crime Score is 1 out of 10, well below the national average of 4.
Well-ranked public schools in the Loudoun County Public Schools system
The Loudoun County Public Schools district earns an overall grade of A from Niche and has an average student-to-teacher ratio of 12-to-1. Students in Round Hill can attend Round Hill Elementary School, Harmony Middle School and Woodgrove High School. Both the elementary and high school score an A-minus from Niche, while the middle school gets a B-plus. The Woodgrove Wolverines hold state championships in several sports, including 2024 titles in girls basketball, softball and wrestling. Higher education continues at Patrick Henry College, a private Christian college in Purcellville.
An active town with various green spaces and Appalachian Trail access
Loudoun Street and Niels Poulsen Parks offer playgrounds, picnic benches and walking paths. The Round Hill Indoor Aquatic Center features a lap pool with swimming programs for all ages, while the Found Hill Arts Center provides craft classes for kids and adults. Residents can rent garden plots at the Round Hill Community Garden.
Sleeter Lake Park sits between Round Hill and Purcellville. “That’s another popular spot across the street. You have water access, so you can paddleboard and canoe,” Franzen says. It's next to Franklin Park, which is home to amenities like the Franklin Park Arts Center. Round Hill is a designated Appalachian Trail Community within 5 miles of two trail centers: Bears Den and Blackburn.
Small businesses mix with wineries and Purcellville shopping centers
There are a few local businesses in the town's center. Round Hill Market is a neighborhood convenience store with organic products and household basics. At Round Hill Farm to Trail Co., residents can enjoy coffee and ice cream while shopping for hiking supplies. Tammy’s Diner serves homestyle classics for breakfast and lunch. Houses of worship include Round Hill Baptist Church and Round Hill United Methodist Church. Loudoun County is home to more than 50 wineries, and Round Hill is close to spots like Williams Gap Vineyard.
More shopping and dining are available in Purcellville. Harris Teeter and Giant are just over 3 miles away, and shopping centers feature fast food chains and local restaurants like Magnolias at the Mill. It's just over 12 miles to Leesburg, known for its historic downtown and deals at the Leesburg Premium Outlets.
Events in Loudoun Street Park include the annual hometown festival
The Round Hill Hometown Festival has been part of the community for over 20 years. Held on the Saturday of Memorial Day weekend, it begins early with a 5K race and a parade through town. Festivities continue all day with live music, food trucks, a cornhole tournament and a pie-eating contest in Loudoun Street Park. The park also hosts the town’s annual tree lighting ceremony, followed by a community dinner with Santa Claus at the Round Hill Volunteer Fire and Rescue Department.
Access to major commuter routes throughout the suburbs of Washington
Residents generally rely on cars to get around beyond Round Hill’s sidewalk-lined streets. State Route 7 carries traffic east to west throughout Northern Virginia. It connects to the Dulles Toll Road, and Washington Dulles International Airport is less than a 30-mile drive away. Inova Loudoun Hospital, an accredited Level II Trauma Center, is about 20 miles from town. Rush-hour traffic can extend travel times, and the nearby Harmony Park and Ride offers Loudoun County Transit Commuter Bus Service to the capital.
